EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Wow... LenderFi has much better rate for refinancing investment property. Even with the $2500, Better cost more.
Thanks for the tip. I might do a rental after i do the primary

sd colleagues, advice please! So, I got the following quotes for 30 year fixed refinance

owning.com: 2.99% rate & apr, no closing costs
projectfi.com: 3% rate, 3.018% apr, $1055 credit

Which one should I send to better for matching?

i would say owning. No closing costs should probably save you more than $1055...

Negative here. Bugged them like 6 times to give me the 1k check. No movement and this was like 3 months ago. Not going to name call but they have been far from truthful with me.
I'm in the same situation. Very frustrating.

I tried before (since I officially got the AMEX $2500 offer for Rocket) and their rate sucks. When I asked for no point no fee refinance, they put all the cost into the loan and told me it was a no point no fee loan....

man you are right.... it does suck so bad compared to what better gave me.... like $10k more.... WTF lol. The way they lay out the LE is tricky, increased my loan amt to cover the costs.

Exactly the same experience here with Rocket that's why I've been desperately trying to find another one that's comparable to better or owning since they both don't work here in Nevada.

So Better said there's nothing they do about the need to add escrow to investment property, property taxes and home insurance, to loan. This is for the life of the loan. I told the agent I haven't been doing that with BofA. Adding escrow would defeat my purpose of refinancing as my interest is more cash readily on hand instead of paying more than my currently mortgage now after refinancing. If it's a million dollar property, I can understand but current outstanding principle is less than $150k remaining.

LenderFi just sent over the LE. 2.875% with $2,350 in credits. Cash to close is 833.
That is really good. I am closing tomorrow at 3% with 2k credits after matching. Wish I waited little bit more.

Get it matched with better and you are looking at $3350 credits.

that's sad - you just have someone who doesn't want to do it. Also, it is easier for Better to sell the loan if your escrow has all things taken care of (not sure of the rationale, but that's what I have seen). I got my HOI taken out, without a hitch, just by asking after I received my initial closing disclosures - for rental properties and for primary home.

I just had my loan funded on 6/8
Because of closing cost credit, I was actually due to receive a check on the amount owed to borrower.
I am still waiting for the check. How long did that take for others? I thought it would be over night sent to me...

Unfortunately Better was only able to match it with no cash due at closing. But I'm happy so I locked in. I've been very pleased with their communication and the process has been very straightforward.

I also need to thank SD otherwise I would've never bothered looking into refinancing. All the advertised rates I've seen have not been worthwhile, but now I'm saving $80k in interest.

It's bs on their part. The agent's excuse is he has no control and neither does Better. I know he is lying. He gave himself away when he said global warming changes everything. I want to tell him that Al Gore said we are gonna die in 2008 when the polar ice caps completely melted.

Anyway, if they refused to remove the escrow during initial closing, can you back out?

I did not have escrow for my LE. I will pay insurance and property tax myself.
