You can switch to any option on your rate table up until closing.

You won't see the options on your portal once you lock, but they are all available to you. Take screenshots of the entire table before you hit lock. Heck, select each rate option and save the new Loan Estimate if you like.

I got pretty much same rates after match (they could not beat it) and ended up locking 2.875% with $4.7K in credits for 30yr. Given rates are so low, I choose to go with longer term to get more flexibility.

yeah that's mind blowing for me too , I rather put the rest of the money on a muni and wait for the market to dive to load it there.

Did you go with their tile company?

no haven't gotten to that point yet, will shop for title and from reading the thread here it sounds like if you present a lower cost title company they will cave and quickly offer you some more credit to just use theirs and keep the process rolling. So I will definitely shop for some title companies.

thats amazing! I would have been open minded to going further back to a 2.875% but they didn't offer it on my rate sheet. They simply jumped to 3% for the credit your getting. At that point, i stuck with 2.75%. Great deal for you!

I had no idea, this was so helpful! I took screenshots to help decide later. Locked the 30. Thank you so much for the info!

Big difference in monthly payment between 15 and 30 years. Are you willing to make that compliment?

Between Friday evening and today I have sent 7 emails to my "concierge" from better and haven't gotten a single response. I have, however received about 15 spam mailing list emails from better in that same time frame... why won't they get back to me?

Stupid question, but what are the $4.k7 in credits for? To pay off any 3rd party fees? If so, what happens if you have credit left over? You get to keep?

Some "concierges" are better than others about getting back to you. Mine got back to me in about ten minutes after I sent an LE that was .75% lower than they were offering saying thanks but no thanks.

So in the span of less than ~64 hours, during mostly non-business hours, you've spammed them with 7 emails? Even during business hours, that's way too many.

Rates right now are super volatile and half of my friends/family/coworkers are trying to refinance, so I bet they're slammed. Just be patient.

Credits are there to pay for loan costs such as credit report, lender title insurance, settlement fees, etc., HOI/property tax prepaids, etc. I'd be very surprised if you have credits going over, but I assume you'd get the money back.
