EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

As have been stated multiple times in this thread and even on the last few pages. Better is often not competitive until after you send them a competing offer. Feel free to ignore them as "what a joke", but we are making out like bandits by playing the game.
Do you have any suggestions on who to go to for a competitive offer?

Better keeps changing my LE. Credits went up by $1,200 so I'm getting $900 to close. Do they automatically do that when rates drop, which I don't think they have. I locked in 2.875% on a 20 year refinance last week.

Best 30-year i've gotten is 2.625% no-cost from Lenderfi (A+B+C+E = $1200 / Credit = $1300), Better refused to match. Ended up taking a 2.75% at Better with 4k in credits plus AMEX 2500 on top.

Better also offered me a 2.25% 15-year with 3k in credits. It's getting more competitive out there for sure.
3k credit is awesome. Did you have to counter with some other lender ?

which location ?

I brought the 30-year lenderfi deal to Better and they declined, then I asked for their best offer and they updated the rate tables to give me the 30-year at 2.75%. Once they update the rate tables on the site you can jump around and it was at that point that I found the 15year listings as well. see snapshot...

That's really great thank you!
I locked, closed and funded 2 weeks ago at 3.25% for 30-year ($280k in Texas, 65% LTV), tempted to almost refi AGAIN given the lower rates

Didn't have time to play the game as it wasn't a refi. Everything I read says they are slow as hell to fund and get paperwork through their system. Needed someone who was trustworthy and could move fast.

Maybe in a month when the 10 year goes to 0 I'll give better a try on a sub 2% refi
I'm closing next week on a new purchase and haven't had any issues. I got my offer accepted and on the same day got several competing quotes and had Better beat them and now I'm ready to close. It's been a good experience for me. Knock on wood things go well next Monday.

financial flexibility. I do overpay monthly but invest the remaining difference in college funds, mutual funds, etc. Everyone has their preference, some desire to be debt free above all else. No right or wrong really...

Just closed my refi this morning (6/16) as well. Refi'ed from 23 yrs left on an original 3.625% 30-yrs Fixed for $461K

Locked 2.50% 15-yrs Fixed for $361K on May 29
Cost me $880 in Points (0.245%); No Lender Credit
A+B+C = $1,848

Need to wire $6100 (in closing + escrow) to Radian

Anyway, netting $652 after the $2500 AMEX credit - Nice

Like others, Better's initial quote was pretty bad, got them to beat Zillow Home Loans by $1K+ at the end.

Anyone know if the AMEX offer applies to refinancing investment property? Also, would better mortgage price guarantee apply to investment as well?

It was Better's provided company. I did price around locally here in MD but all were at least $1600 or more vs. Radian's $900.
