1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.

The broker from LenderFi tried to avoid giving me a loan estimate.

Just mention that per the TRID law, they're mandated to provide it for you.

He reluctantly gave it but kept on saying "if you promise to lock with us I can provide a LE" . Super aggressive broker

LenderFi is well aware of better's best price match thus the reluctance.

So I'm going to try to start an application right before the deadline in July and sit on it until/if rates drop again.

While in general, I agree with you, it is one of those things that doesn't affect me personally too much. In 6 mortgages, the highest title insurance has been for my family has been $300, and half of them were closer to $200. At that cost, it isn't worth it for me to frustrate over.

However, I'd probably sing a different tune for those states where it costs thousands for a title insurance policy.

Where do you live ? I have never paid less than 1800 in title costs here in PA.

For one of the Loan Estimates, the lender is asking to sign the Intent to Proceed? Does that make me liable for any charges? He won't send me the updated LE which I want to send to Better until I've signed this form. Can I give intent and revoke it right after? I haven't signed any LE so far.

seems sketchy. I got a LE estimate from Guarantee Rate that Better matched by locking in a rate but it contained a no payment clause if i backed out. I have heard that lenders have caught on to the Better/Amex promotion.

Maybe a state-specific requirement?
