1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.

Try doing a refi with cash out and see what comes up. Worst case scenario you dump that cash right back in to princpal. It'll make your payment a bit higher because of the cashout, but the life of the loan would be shorter.

Not sure I follow your question. The $250 is a credit. That is $$ better is paying me.

The poster should look up the tax consequences of a cash out refi. It will not be worth it. I thought about doing a cash out refi myself but decided against it once I researched the tax issues.

How do I get my Loan Estimate from LenderFi? All I got was a Conditional Approval Letter, but Better.com needs the Loan Estimate to see if they can match. Thank you! Smilie

In this scenario, there wouldn't be tax consequences. The equity over the prior loan amount wouldn't be tax-advantaged, but it is paid back within a month or two, leaving the prior loan balance left. And this assumes the poster can even take the tax deduction for this anymore.
