Can someone sugggest me the lender who can give me 2.875 % or or less for 30 yr ? All I can find is 3.125% or more but seeing lot of comments of getting less than 3% for 30 yrs without any points. Thanks

No. Your Better application will be specially filed under "Amex". Once you finish refinancing, you'll be prompted for the last 5 digits of your Amex card by Better. After a few weeks, you'll get the $2,500 statement credit. Note that only Amex cards will work, not Amex-branded cards (like Hilton Honors Amex card). If you have doubts, contact Amex directly; they'll confirm if your card is eligible or not.

It's not considered income. It's considered a loan. So you won't have to pay taxes on the 'cash out' portion of the refinance.

FYI, the personal Hilton Honors Amex is issued by Amex itself and thus, is eligible.

It is a "task" much later in the process. You can assume it's attached if they didn't require an appraisal fee upfront. I straight-up asked my concierge during the matching process, and they confirmed.
