First time home buyer and very inexperienced, really worried that I might lose money by not going with correct lender and dont want to go by everything that my buyers agent is suggesting. in NJ, Both me and wife ( co borrower) has 800 + Credit scores. Buying condo with 20% down (total price=300k), loan amount ~ 240000.

What is the best 15/30 year rate I should try to aim for and what ideally should be closing fees?
At better, seeing 2.250% / APR 2.478% ,~Points: $3,400 payment, ~$2,800 in third party fees in third party fees.
Where others can I shop around- do you have pointers?
Lastly, if i purchase through better, they take care of escrow ? And appraisal fee is waived right?

You can almost always get a cheap re-issue rate when doing a refinance within the last 10 years.

Since this is a purchase, and the title is in the other owners name, it may be harder to get a re-issue rate.

If I were you, I would:
-Ask the seller if they have a copy of the Title Insurance or Policy Number
-Call Chicago Title, talk to an Agent and give them the address and Policy Number (if you have it) Ask for the re-issue rate or a discount.

It's worth the time for a couple of calls.......

Better.com is defaulting to their own Title and Settlement Services..... Better makes money by selling their own services, so they are not going to help you get a cheaper rate from another company. But you have the right to choose who you use.

How is this no cost? It says $700 in points and $1600 in third party fees.

I went through the website and got assigned a loan officer. They had me submit documents to create an LE.

the 2.75% is $3500 credit vs. $1600 fees (which I already got down to under $1k after finding using my own title company). The 2.625% no-cost was through Lenderfi. I have a LE from them but i'm too lazy to redact personal info to share. They were about even, $1300 fees vs. $1300 credit. I went with better for more credit and dropped 1/8 point. all 30 year terms.

with that said, I understand that no two applicants are the same (LTV, Loan Size, Credit Score).

I was able to get 2;85% for 15 years with $4000 in closing cost. Texas has the worst closing cost from what I have read.

Yes, I understand that my agent is supposed to guide, but being first time and an immigrant, not sure if I am getting the best deals :/ Any pointers will be good, will pursue and do my due diligence.

Yes - heres a screenshot of the LE ($1157 fees - $1211 credit). The other stuff is prepaids (escrow, etc.)

You really better find an agent if you don't know what you are doing. A purchase loan has a ton more moving parts than a refinance.
