I guess that was the question I had. Which of the title fees components can I save on for new purchase? Not sure if some of them come from the seller title servicing process. I'll be calling the company tomorrow morning. Thanks!

I see a lot of people talking about Lenderfi rates. I had a much better result from https://hightechlending.mortgagewebcenter.com/ They also have instant quotes and no personal information.

I like how they give the breakdown of all the fees before you even apply.

I started the process three weeks ago on a 30 year refi and I got a 2.75% rate 2.806% APR with $1,800 in closing fess total (not including reserves for escrow). It had a $972 credit at the time. (Rates have gone up a litte)

If I look at it right now:
HighTechLending 2.75%, 2.828% APR $3,548.64 closing cost including appraisal
LenderFi 2.75%, 2.918% APR $6,714 closing cost including appraisal
Better 3.25% 3.2851% APR will not even give me a break down. All it says is $645 for points so it will probably be higher closing cost then both of them at a much higher APR.

Heck even hightechlending gives me a 3%, 3.056% APR $890 total closing including appraisal. So yeah I am sure Better is more then happy to throw in a $2,500 AMEX credit with a much higher closing cost and APR.

Looks like their loans are only valid for Freddie Mac/Fannie Mae owned loans?

I know they resell them after they finish the loan. Not sure if they have to be current Mac/Mae loans. They never asked me that when I first applied for the refinance at least. Please they do new loans also not just refis.

So my appraisal just came in and its exactly EQUAL TO the contract price. Curious how it turned out for others... does it come mostly right at the contract price or a little higher?

(I guess I am just a little concerned that perhaps I should have been paying a little less for this property... since in my opinion appraisals often are slightly over market value). Would appreciate if someone can share how their appraisal turned out...

You guys are gettin the deal! Im refi my jumbo loan in northern VA, excellent credit, best i can get quote from websites mentioned here, lenderfi, hightechlending etc is similar to my loan officer's rate, 3% with 4-5k costor 3.375% no cost.

I have to ask after reading the comments on escrow...why on earth would you opt in for an escrow, and let someone else handle your money? Just have a plan for taxes and HOI/HOA.

Typically lower cost/rates. And it's set and forget, which many people prefer. I did escrow for my Better match, but will try to remove later.

I used to pay my own escrow myself but as others have said you can typically get lower interest rates having the lender do it. I guess it's security for them that those items are being paid.

No. Do not lock with better until you are satisfied with your offer. Once lock they will be less enthusiastic about matching by $1k.
