I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Edit: I randomly called their local office and was told that I would need to talk to the settlement company that ends up being used in the refi and ask for discount. As I'm very early in the process I do not know which one yet, but my loan guy has four regular companies (One being the one used in my last refi), not sure if he can pass this info on.
Here is the breakdown of fees in Section C from Fidelity from my CD. This is on a $485K loan in California.
Endorsements to Fidelity National Title Company $25.00
Escrow Fee to Fidelity National Title Company $475.00
Lender's Title Insurance to Fidelity National Title Company $505.00
Mobile Signing Fee to Fidelity National Title Company $200.00
Recording Service Fee to SimpliFile $14.00
Special Courier Fee to Fidelity National Title Company $36.00

Are there better jumbo rates out there? I've already paid appraisal here but don't mind putting in the work if I can shave another 1/8th.

6/16 - Rate Lock
6/17 - Title ordered
6/17 - I emailed them with a cheaper title company
6/22 - Title Received/Cleared by Better
6/24 - Called them about the email that I sent, since I didn't hear anything back. They said that my Processing Expert is sick and they'll put a note in my account about it
6/25 - Received above email.
They quoted me $550 each for Title Insurance and Settlement Fee. I forwarded a quote from my local title company for $505 Title Insurance and $95 Settlement Fee.
"I just want to let you know I am working on the title fee concession and should have that updated on the loan estimate by tomorrow. As soon as it is updated I will let you know and I should be able to send your file to final review soon after."

I locked yesterday and emailed my concierge I wanted to use a different company and sent him a copy of the quote via email, but he doesn't even acknowledge emails. Today I received a automated email from someone at Betters Title Company letting me know they are taking it from here and to thank me. I also noticed they ordered the title today on my better account. I called the main line and of course my concierge wasn't available but I told them I wanted to use my own title company and they said "you don't have a processor assigned to you but I'll make a note of that". I'm in PA so title insurance and fees are very high but I found a company (alttitle) that includes all the fees so they come out to be about $1900 whereas better has me in for about $2500
