I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.

I called the Fidelity office that handled the title and escrow for my previous refinance back in 2016 for the same property. However, they told me they weren't doing reissue rates (maybe a California thing?), but they quoted settlement and title policy fees that were lower than Better's estimates, so I asked Better to go ahead with them. But when I got back the updated LE, they were also charging a $200 mobile signing fee, which basically ate into any savings. I asked my loan processor if I could change back to their in-house title. Since the title search was already done by that point, my processor got approval to deduct $200 from my points to offset the mobile signing fee instead of restarting the title process. Only plus was that Fidelity did the title work very quickly.

Here is the breakdown of fees in Section C from Fidelity from my CD. This is on a $485K loan in California.

Lender's Title Insurance to Fidelity National Title Company $505.00

If my title report has already been ordered is it too late to use a different title company? I rate locked Tuesday, title was ordered the same day, I've yet to be assigned a Processing Expert. The competing title company would save me like $700

I'd like to know the same thing. I made it very clear several times I wanted to use my own company, and noticed they went ahead and ordered the title search in house.

I applied with the link with Better and the Agent called and after I noted Amex he said oh its not noted here and is a different department and will have to have them call me.


Sound right?


I am not getting much competing offers; no Lender Estimates for my 227k Loan on 500k 800+ credit score.........As an Expert (lol) I failing for my own needs.

I was told you had 5 business days to notify them of your intent to use a different title company. If they jump the gun and order title, that's on them.

Jumbo's are a tough beast in this market, since they are pure lending products from banks (and not purchasable by Fannie/Freddie). I'd call some banks (SunTrust, etc) to see what their jumbo pricing is.

Well I'm assuming if they ordered it, it had to have cost them money? Maybe that'll give us ammo to get them to match the companies we had intended to use? I don't even have a processor assigned yet and my concierge never responds so I don't how I can rectify this.

Here is what I just got from Better

"I just want to let you know I am working on the title fee concession and should have that updated on the loan estimate by tomorrow. As soon as it is updated I will let you know and I should be able to send your file to final review soon after."

Some context:
6/16 - Rate Lock
6/17 - Title ordered
6/17 - I emailed them with a cheaper title company
6/22 - Title Received/Cleared by Better
6/24 - Called them about the email that I sent, since I didn't hear anything back. They said that my Processing Expert is sick and they'll put a note in my account about it
6/25 - Received above email.

They quoted me $550 each for Title Insurance and Settlement Fee. I forwarded a quote from my local title company for $505 Title Insurance and $95 Settlement Fee.

So you were able to get them to match? Can I ask who you emailed with the cheaper title company on 6/17, your concierge?

I locked yesterday and emailed my concierge I wanted to use a different company and sent him a copy of the quote via email, but he doesn't even acknowledge emails. Today I received a automated email from someone at Betters Title Company letting me know they are taking it from here and to thank me. I also noticed they ordered the title today on my better account. I called the main line and of course my concierge wasn't available but I told them I wanted to use my own title company and they said "you don't have a processor assigned to you but I'll make a note of that". I'm in PA so title insurance and fees are very high but I found a company (alttitle) that includes all the fees so they come out to be about $1900 whereas better has me in for about $2500

Ok, thanks. They didn't assign one to me yet so when I get one I will see what they can do about it. They ordered one so I assume that don't want me to go elsewhere now otherwise they are out money... but I have clearly stated (verbally on their recorded calls) and in written email BEFORE they ordered that I was going with another company... hopefully they just match it and make it easier on everyone.
