Notary and closing
Here is what you can expect or ask for from my experience:
1. New pen for signing wiped thoroughly
2. Pen stays with you after signing
3. Only material they will touch would be your ID
4. ID would be wiped and returned back
5. Can expect gloves to be worn
6. Signing can happen in your front yard or in your garage
7. If you have a Costco table then you can sit on either sides to maintain distancing
8. Masks might be recommended given new guidelines
9. Plus discuss with the notary!!

What is your loan value, and LTV ratio? Seems loans under 300K are harder to get better to offer you a lower rate on. You could get a match though if you didnt use a match on your first loan.
And don't see it now.
I did received the email with offer for my card.
Is there a way to get the offer now?
They're approving my cheaper Title quote so I'll go from $1100 to $595 (saving of $505). So now my total loan cost is -$1369 into my pocket for 2.75% 30 years fixed.
Anyone use them lately? Their website is down and the contact I had hasnt returned my call since yesterday but as noted they have been the cheapest I've found in PA.

PS. I called ALTTitle.com and their quoted rate is almost $400 more than my last Refi rates from January which were around $1600 for Radian vs. $2040 for ALTTitle.
As others have quoted me just FYI I refinance a lot (negative points) and have done about 12 or so Refinances in the last 9-10 years.
Almost exclusively I've used Entitle which has become Radian but as noted that I havent been able to reach them at all including my direct contacts there.
I just got off a call with their Customer Service and they said that the consumer side is suspended due to the Pandemic and so only a Lenders can place quotes (She provided me one because I have had 7 orders with them lol).
In PA there used to be a reissue discount but that's been shutdown for about 5+ years but despite that these guys are about 400-600 cheaper inclusive of all fees. I'll update a reply based on the quote I receive but it looks like if you have a Lender locked in then you can tell them to use Radian as the Title Company and place the order on your behalf.

If I make that current and resent while remaining in forbearance will I be good? If not would I need to make current and get out of forbearance with a note stating so from that lender?
