I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Better's title agent charged my $1,100 in May and I had asked them to to use my agent that charges less, but they didn't. I get the impression companies will not change rates once they are locked.

I am working with Better and locked at what I though was good, but in further review, not so good. Currently at 3% on $170k refi, no cash out. Some point charge and they want escrow. 760 FICO.

Some of you are getting rates at 3% or better AND getting lender credit.

Better changed the rate after lock for me. Just because you lock, doesn't necessarily mean you can't withdraw your application.

I called them directly and told them I had received an offer that beat them by almost $4000.

Maybe it was because we were midway through underwriting that they agreed to beat it, but I had the option to walk away. The only thing I had paid for was the appraisal fee (which wasn't waived initially by their mistake. It was waived before closing)

Locked with better for 2.375 and 3300 lender credit for 15 year.

Reach out and get some quotes from some other lenders to see if you can beat it. No harm in making sure. Rates vary for individuals and locations, so we can't tell you if you're already getting a good deal for your scenario. I'm willing to guess most of the people posting their deals are on the lower end of the rates spectrum. I'm only getting 3%, too, for a 20-yr ~$330k, although with no points. It is a cashout to payoff a home equity loan, so it's the best I could find. I'd love to get some of the rates posted in this thread, but I can be happy knowing I did my due diligence.

If you find a lower point cost/rate, share it with Better and see if they'll match.

Closed a couple days back with Better. 2.5% for 15 years (0 points and 4750 in Lender Credits). Basically, the loan itself was a money maker and will get 2500 Amex Credit. Now, I am thinking of getting a 30 year refinance as rates seemed to have converged for 15 and 30 year loans. How quickly can I turn around and re-do the process with Better?

I got 2.99 fixed for 30 through the builders finance company and they pay all closing costs including pre-pays. Can I still get better to match this and get the $2500 amex credit?
