What is a SS?

Yea, I have investments all over the place so i am not taking the negative points and putting it in Tesla lol; its in other stuff but its not 1 for 1 ha.


My calculations has been about a 7-11 point drop post refinance and hard pulls and recovery of 2-3 points each month thereafter without any negatives hitting.

In my post, I wasn't trying to imply to do/not do a credit pull. I was simply saying that I've found (in my personal searches) the best rates by folks who require me to input info and get a call/email/text.

For reference, most of them didn't pull my credit until I wanted an LE.

Any tips on getting some credits after rate is locked? i'm in at $315k for 30 yr at 2.875 for $800 with no credits.
can't really get this rate right now anywhere.

I too am confused as in the past I have gotten a Loan Estimate prior to the Lender running Credit. At times you had to have a phone call etc but I did this mass refinance a while back almost 8+ years now.


This time around almost everyone is asking me to apply and run full credit before they'd send me a LE. I am asking the forum if thats what everyone is encountering as well?



LoanCabin actually locked me in without me saying "Lock" which isnt bad for me but am surprised! I am chatting with their SVP via email but I am sure they are backed up so will await now a set of Disclosures to consider anything else.

I did get a couple to give me LEs without a credit pull. However, except the one I am using right now for Better to compete against, those that provided them without a pull were not competitive. I did provide them with the scores though, either 800+ or the exact scores from prior disclosures.

Is it typical to accept electronic disclosures etc to get a loan estimate? I am getting 2.5% with no points and lender credit and they had to run a credit but wanted to ensure this process doesn't lock me Smilie

First off - congrats on what you have found. That is great.
Second - a lock does not hurt if you go elsewhere. It does limit chances they will give you a better rate though.

I am getting 2.75% for 15 years with $2000 credits . This is better.com. Is this good?

I'm sure its been asked/ answered but I cant seem to find it after reading the past few pages. If we do not have an AMEX, can we apply for one then do this deal? Are their certain cards that pretty much guarantee getting the offer? Or is it a crap shoot and hope the account is targeted? Credit score is 840 and ideally would like to avoid any of their $450+ AF products.

Well, the way you ask the question is not quite clear on what you actually mean. Yes, it is typical to accept electronic disclosures to get a loan estimate electronically vs. waiting for it in US Mail. However, accepting that you have electronic disclosures is NOT the same as accepting the offer disclosures. Accepting the disclosure that "I agree to use electronic disclosures in lieu of physical disclosures" is not accepting the offer.

The above out of the way, accepting the offer is also not that detrimental. The only gotcha really is if you have another lender you've submitted the "intent to proceed" with, their underwriting dept. may find out and tell you to pick one and withdraw the app from the other. Still nothing really lost.

Thanks for answering it and providing clarification. It's been a while since I last refinanced so wanted to ensure the flow and feel much better now.

So for the thing you can shop for. I'm in Illinois. Is the title insurance the only think I can shop for? It's $550 but the total for that section is $1300. Any help is greatly appreciated.
