EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Looking at all the good rates you guys are getting I guess I'm not getting a good deal at my local broker?

Refi $260k loan amount 15 years at 2.625% fixed 0 point 0 cost.
Excellent credit score. Condo value at 700k.

All depends on your credit score and house value to loan.

FYI 2.25% for 15 year fixed is still out there. I got an LE this afternoon for that today. The loan is just under $300k so I was even more impressed that rate was available. This was from loan depot and from my limited interaction with them they seem to be pretty quick easy to deal with...

Spoke to better and they said since the LE didn't reflect the $2100 they didn't take that into account and that it needs to reflect on LE, my broker says once I lock in the rate it will have $2100 lender credit, I have asked broker to atleast send me an email with lender credit so that I can forward this to better as proof. Lets see how this goes
Is there a fee to lock the rate with the broker? If not, why don't you proceed with the lock?

yeah i dont get why people are so afraid to lock. Chances are pretty high that even if interest rates go down your lender won't update that rate down, only up.

Yeah no fees on locking the rate. They did include the lender credit as part of A+B+C

Their cost is 3587 and better subtracted the lender credit which gives (A+B+C) $1414.

Will be locking it now.

Wow! Congratulations. Does that come with discount points and closing costs?

They offered me 2.625 yesterday with 0 points but with 2700 to 3500 estimated closing costs. This is in CA with excellent credit with around 72% LTV ratio.

May I know what is the APR and total cost for you to close?

does loancabin provide you the LE without hard pull of credit? I am willing to try but just wanted to confirm before I try, Thanks
Why does it matter?

Multiple pulls in a short period only cause a single hit on your FICO.

I closed on my primary residence 2 weeks ago. I am finding that better is unable to match for my investment property. I am currently at 4.25% and was hoping to get to a 3.25 - 3.5 for a 15 years for my investment property. I sent them a LE for 3.25% with 1.465% points with the hope that they would beat by 1000, but they declined and couldn't get close to it. I am in Michigan.

Anyone had better luck with refinancing investment properties?
I got 3.25% with about $1000 point fee from AIM Loan for a 15 year refinance (less than $200k) on an investment property. Better beat their offer and gave it without point fee.

I am doing a refinance on my home using the Better Amex offer. Anyone think it's necessary to get an attorney to review the docs? I bought my home before I got married however now that I'm married not sure if the refi title will be different since Texas has community property laws that kind of complicate things.

LenderFi is not responding and still hasn't give me a loan estimate.

So I filed a complaint with the CFPB. At this point, I don't want to do business with them at all. I just want my hard check removed and I put this in the complaint.

Loan Depot was also slow and I had to call them myself to get a loan officer assigned. He verbally gave me some offers and I'm waiting for the actual documents.

Rate locked at 2.5% for refi around June 6th. Still waiting for deed etc per better.com. I am in CA and agent said its taking time these days. My rate lock expires July 17th and she said they will extend it free of charge...

Wow you are lucky. My Loan Depot guy uses to call 5x in a row multiple times a day to get me to lock a rate. Was annoying but they ended up giving the best competitor rate.
