EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

RE : TITLE CLOSING COSTS WITH BETTER

I am in process right now. Original quote for the Title section (C) was around $1,800 without appraisal. When the Better Title company got hold of it, it dropped to $1,500. I have a quote locally for $1200.

Anyone have any luck getting Better Title folks to adjust their rates?
Better quoted me at $1,050

Anyone stuck with "We're taking a look at your report" status for Title for more than 2 weeks?

Homefinity has no instant online quote. They need to email you the results. That's junk in this day and age. Who is going to give them real information to spam just to get a quote? Every lender should give you an estimate instantly online.
True, but I saved a lot of money, so It was worth it.

So for the thing you can shop for. I'm in Illinois. Is the title insurance the only think I can shop for? It's $550 but the total for that section is $1300. Any help is greatly appreciated.
You can shop for anything in that box "Items you can shop for" a title company will do everything in that box. Contact Chicago Title. They are great.

Still awaiting my Amex promo from May 2nd closing funded may 7th.

I called amp Saturday and spoke to technical support who handles Amex offers. Said she didn't see anything on her end but that wasn't unusual and she reiterated that it has to be pushed from better. Suggested I call better to confirm.

I emailed my contact at better and she replied stating the wait is 8-12 weeks and that she contacted another person at better just to confirm actions and that person told her paperwork was sent to Amex on May 11th but that it very well could not be processed into the Amex system yet and suggested I allow a little more time.

I'm sure its been asked/ answered but I cant seem to find it after reading the past few pages. If we do not have an AMEX, can we apply for one then do this deal? Are their certain cards that pretty much guarantee getting the offer? Or is it a crap shoot and hope the account is targeted? Credit score is 840 and ideally would like to avoid any of their $450+ AF products.
You can call Amex and ask, but I don't see why not. Their terms only state that "Apply by 7/25/20 and close by 10/28/20 to get this offer. Offer is only available by clicking this link and following the steps on the Better.com website."

I clicked thru the link. Didn't even bother checking if I had the offer in my Amex account

Yep. I was stuck on them reviewing my appraisal report for a week. I called/email and was told that they hadn't received it. I responded that the online portal said it was received a week ago. I even called the appraiser who gave me the exact day and time that they sent it. Overnight, my processing expert magically finished with that. You might have to call/email to get things moving on your account.

I closed on my primary residence 2 weeks ago. I am finding that better is unable to match for my investment property. I am currently at 4.25% and was hoping to get to a 3.25 - 3.5 for a 15 years for my investment property. I sent them a LE for 3.25% with 1.465% points with the hope that they would beat by 1000, but they declined and couldn't get close to it. I am in Michigan.

Anyone had better luck with refinancing investment properties?

I've got 2.75% match(ish) on my 30 year $240K in PA from better with Loan Cabin but only $400 back in points vs $1000 from Loan Cabin. I guess with the Amex deal its a better outcome. Surprised they even countered (Sean is the guy) but he did say

Anyway to hold out or push for the $1000 that has worked for anyone else?

I am almost locking with better and they are matching the rate 2.5% with no points 15 years. However when I sent them the competitor lender credit of $2100 they only included $362 in lender credit, not sure why not $2100 but I have asked.

Check all the other fees. They might have changed something else. Compare points, fees , title, loan amount.

I am offered 2.25 % with $171 lender credit and $900 closing from better. not sure how they came up with that figure. I used loancabin.com LE for matching.

Spoke to better and they said since the LE didn't reflect the $2100 they didn't take that into account and that it needs to reflect on LE, my broker says once I lock in the rate it will have $2100 lender credit, I have asked broker to atleast send me an email with lender credit so that I can forward this to better as proof. Lets see how this goes
