For CA property owners, a heads up that the owning.com rate for a 30 year fixed refi, up to $765k, dropped to 2.99% today, with no closing costs - the lowest I've seen it since I've been tracking since October, 2019.

As of 7/2, all with no closing costs:

15 year fixed, up to $510k - 2.5%
15 year fixed, up to $765k - 2.75%
30 year fixed, up to $510k - 2.75%
30 year fixed, up to $765k - 2.99%

I dont disagree... but thats why i use a burner type email, phone number. True, you may still get some mail from them but its very small... its mainly emails and phone calls/texts. Google voice numbers and using a rarely used gmail is how i do all these things. Not just refinance... but other things (like when its time for a new car).

The worst is when they want to call you. No one wants to talk to these people. Why do they insist on calling you when the customer doesn't want to talk? You'd think every lender would know this by now and accomodate the customer to get more business. Just send the stinking estimate and we will let you know if we want to continue.

Definitely recommend for your CA folks to get quotes from Fidelity/Radian/etc for the title. From what I read here, and my experience, I got a title quote from Radian for $520 which was lower than the $920 originally stated by Better. In my case, they said they couldn't price match the section C but they would instead take away my $390 in points (.017 points) and it would net the same if i wanted to go that route. So now my ABC is just the Section B $67 and the Section C $920. Sure it was a $10 difference but I'd rather just use what they already had.

Fidelity quoted me $590. This was for a CA property, 230k loan estimate.

Also, they ordered an external appraisal only (free obviously with this deal) and man the appraisal was so low... $33k less than what I had just 4 months ago.. yet what sold in my area (without my fully paid solar and all new hvac/concrete adds/etc) had 3 properties that sold for $390k. They used one house that sold for $352k which was a short sale in bad condition as the #1 comparable to arrive at $355k. They told me my LTV was still fine but any lower and my rate would have gone up most likely. Truly pathetic.

LOL! Isnt that the truth. I hate talking on the phone to just answer what I already provided online. I agree... just email the dang LE and move on. If you cant offer a good price, thats fine find another person to do that.

Pinger app for a burner number and (for Apple folks) iCloud aliases for temp email addresses work great! When I'm done, shut down the # and delete the alias email, so no new mail comes in, but I still have all the messages I got for my records.

They are sadly used to people who aren't savvy (that this is so common is the sad part) that they hope the phone call can lead to an emotional "yeah, sounds great, do whatever".

Only thing about these types of sites they put these great interest rates out there and then it's for "50% loan to value". If you are not at 50% LTV the rates go up.

Again radian has no online quote. You have to provide email and phone number and they get back to you. That is garbage. Fidelity and Chicago title will give you an instant quote. I don't bother with companies that don't give instant quotes.

Do you need to wire the closing costs if it's just a few hundred due from the borrower? Seems like a waste of $50 wiring fee for such a small amount.

I rate locked on 6/23 from a LE match from AIM and just received a better LE from Lenderfi and submitted to my Processing Expert. He responded saying he is not licensed in my state and forwarded it onto the " capital markets team" for a match review. Anyone have any experience going this route? The rate is .25 better for roughly the same amount of fees, so I would to get it rematched.
