Got note today asking for AMEX account for eventual credit. Closing has $2,200 for all costs and a $1210 credit from lender. So about $1000 for closing, and $2500 credit later.

Not sure how rates are determined. I'm sure global markets have a factor in US interest rates...

Thanks! My.concern is agent might not be willing to match or beat at all(as she has hinted that I am better off going there). My refinance would only.make financial sense if I get 2.75% on a 30year with 2500 from amex. It doesn't help me going with competitors quote( unless they give a huge lender credit). So I am checking if anyone had similar experience and if they worked around this issue of agent unwilling to match competitors quote

how long did it take for closing and where are u located? I locked rates on June 6 and still waiting.

I started about 10 days ago I think... locked within a week. Is everything uploaded to them? Awaiting appraisal? (we did not have to do one).

What are your details? You must already have a low 3% loan if only 2.75 works for you. As to the agent not willing to match, move on to another. Share a bit more detail and folks will help out.

no appraisal needed.. and all tasks updated since day 1. I am in L.A county not sure if that matters..

Loan depot is going to spam you like crazy. Why cant companies give online estimates without personal info? This whole refinance game is a terrible experience. Buying tsla is much more fun.
Hard pulls can be removed if you have cause. But sometimes it's more work than it's worth.

Anyone see this specific issue?


I applied last week at 3.375% with $2000+ in costs and 2 days ago I had Better Match down to 2.75% with $1000 in credit.


I went to go lock today and I am seeing the rates all different and almost back at the 3.35% rate and am not sure if its because of the holiday but the Loan Estimate numbers are not the rate.

I just got another LE from AimLoan. If your credit is frozen, just go through the application process and you'll get a chance to print the LE after submitting.
