I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.

Remember when you get an official LE this lender doesn't include the lender credit as part of this estimate I had to send the screenshot from the website showing the lender credit along with the official LE to consider for a match.

Thanks. When you say lender credit, i am assuming your closing cost was 0, correct? You re-financed your home and got this money back.

My closing cost is coming around $320 + the amex credit, i will be getting back $2180

When I shop around through other providers I see this option to select:

Which Policy Form are you using?
- ALTA Standard Coverage Loan Policy
- ALTA Extended Coverage Loan Policy
- ALTA Short form Residential Loan Policy

Which of the above we need to select ?.

Also the title settlement fee does it show up on the rate quote as a separate line item or this is all included in the price they quote?

We are in the process of re-refinancing with Better. The first $2,500 credit hit my Amex a couple of weeks ago (8 weeks after closing), and I confirmed with their reps that this can be done again, so we're moving forward with another refi. We'll be shaving another .25 points off our rate, with ZERO OOP (after credit).

In my limited experience, it has been Alta Standard + endorsements. In NC, usually that is endorsements 8.1 and 9, but could be different in other states and other scenarios (I have a single family home inside the city limits).
