EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Are you guys paying closing costs using amex credit card which was linked to this offer? Will that qualify as cash advance?

No it has to be wire transfer or cashiers check based on the closing amount.

Better.com did not match/beat another lenders estimate. I got 2.625 with 1k in lender fee from competitor. Better said they cannot match and came back with 2.75 rate with 5k in points... 450k estimate value, 330k loan amount. I tried with 3 emails and all of them went to the same loan officer.

I closed on 07/06. My loan amount was less than what they were suppose pay to previous mortage company. Extra amount was rolled into the closing cost which I paid to better. However final funding was less than what was in closing document. Basically I need to get back my closing cost, did anyone had this situation and did you better pay you pack after few days? Thier closing team is not repsonding to my email.

This is what I got.

30 year, 2.75% locked, loan costs and taxes paid for by lender credits
No escrow
Loan $500,000
LTV 59%
FICO 699

I wouldn't settle for anything less than 2.75% and no cost, and lock it when you get it. You are getting ripped off anything more than 2.75% and no cost. Apply to 10-20 places, because more than half will ignore you or take too long to get you a loan estimate. Don't believe what anyone tells you, only believe the locked loan estimate. You just need one good loan estimate locked. Don't pester the places that are too slow or ignore you, just move on.

I don't know if Better will beat what I got, but I'll go forward with another lender if they don't.
Who did you go with?

From my experience.... Better.com has lost its credibility as a respectful and competitive Lender.

510K loan
59% LTV
820+ credit scores
W-2s; no other debts

6/24 - Applied with Better through Amex link and was assigned to "Arnold". I was quoted 3.25% as cost of ~$200 after lender credit.

6/25 - Got an LE from Lenderfi: 2.625% with ~$1000 closing cost

6/29 - Submitted to Better/Arnold, who replied "We won't be able to match their offer." To get 2.625, I would have to pay Better ~$11,000 in points. They also said based on their policy, they don't have to match loans over $500K. "Offer is only valid in states where Better Mortgage is currently originating loans. It includes all loan products on single-family residences, condominiums and PUDs with a loan amount less than or equal to $500,000." So there is no $100 or $1000 if they cannot beat other offers. What's the point of going through the Amex link and then give really high rate quote, forcing you to shop around for a chance to see if they would match. Keep in mind that their rate on zillow was 2.75% for me. Save your time and go elsewhere. And if you happen to get Arnold...run away!

7/2 - Submitted application and LE to Owning who said I have to lock the rate first before they can take it to their pricing desk. I showed them the locked rate LE. Owning said they can only match, which is the same 2.625% and closing cost of $1K (even though they advertise 2.75% & no closing cost)

7/3 - Quote from LoanDepot was 2.875%

7/7 - Received closing documents from Lenderfi. Just wish there is a way for me to get them to waive closing cost. Smilie

Ughh I've been pestering Better to lock the rate since last week and today they emailed saying rates have moved since they matched some of my numbers last week. Todays estimate is higher in costs and no credit and they are still referring to Amex.

I dont know if i should lock and then force their hand at a better loan estimate. Loan Cabin is a locked estimate so I am not sure what to do.

Either way with Amex I am ahead but damm man this is frustration as they never responded after numerous emails and calls so it looks like a swing of about $500ish bucks in their favor.

for lenderfi did you get the same rate with a quick quote? i only ask bc i put my info in and the estimate says i need 4.5k in pts to get to 2.625% and for 2.75% need 2.5k pts. my refi si for 235k with 45%LTV and 800 credit. so maybe its because my loan is too low... i dunno...

Tried owning but I guess to get that 2.99 rate you have to have a loan over $300K. It just totally suck. Asked for a LE, they didn't even email it to me. What other lenders have better rates with loans under 300K?
can you do a cashout to increase it to 300k? if so that might be one option

I submitted online but spoke to the assigned Agent because my current balance is $514K. I told the agent I am willing to bring in $4K to bring my principle down to $510K to make it a conforming loan rate. So with all the Lenders, I was asking for $510K loan.

I have a AMEX everyday credit card but I don't see this offer in my account. This would have been a killer deal though.

I'm should be losing on my 15 year refi here in the next couple of weeks. I am sure my current lender would have been pissed after they did all these steps and I left.
Oh well if they get upset... Not their money.

It is not clear what the problem is. It sounds like you are saying your new mortgage didn't cover the entire payoff to your old lender, but Better owes you money instead of you owing the old lender? That doesn't sound right, so you must be trying to say something else.
