They had a lot of fees on the estimate which won't be needed in the end, but better still considered them when matching (and the AMEX credit).

How often does Better completely waive the appraisal on a refinance. I'm not talking about the fee, but the entire appraisal?

The guy I'm working with is Mathieu. I submitted a loan estimate from Central Bank for 2.75% no points 20 yr and asked for a match. He came back with sure we can do 2.75% and then added 1.35% of the loan amount in points. He basically bumped added points so the closing costs and monthly payments would match Central Banks. This is not how it worked when I refinanced a few months ago Frown

But did he change the lender credits in Section J?

I've seen them do it both ways. Sometimes change what the cost for the point was and sometime (or even in addition to) add lender credits to offset the points they are charging.

It is normally tied to some FannieMae rules. Something with equity,time.. not sure. All 6-7 of my quotes waived it.

Ouch. When I had a rate match done, at first it was just the rate difference with points compared to what I had shared before. I complained in the evening and the next morning I had a discount applied. I don't know if my complaint email didn't matter or if all the updates hadn't quite gone in yet. But hopefully tomorrow they will improve that offer as it sounds like they didn't change anything.

I had that happen to me. I asked about it and it was removed!!

My understanding is that it depends on Fannie Mae not the lender.

PS: This is the 2nd refinance with better.com. Last one(3.375%) was closed on 05/04/2020 and got 2.5k from amex.
