I'm not sure where you got that a lot of people are doing this? I personally have not read that on this thread. I definitely suggest NOT rolling it in if you can afford to pay it now. Even though you could immediately pay it back, your monthly bill will still be higher each month. If you have the funds now, just pay it upfront. That's what I did. I paid $8000 at closing and am getting back $5500. I had to pay a little extra to cover the interest for that month. I closed on the 15th and was told not to make a monthly payment.

has anyone confirmed you dont need an email from amex or offer to get this deal as long as you have an amex card/account? I havent gotten any email or offer, but i have the amex preferred card and blue cash.

But can't I invest that money and make more than 2.75%?

I just received my initial closing disclosures and it includes a bunch of costs that have not been in my previous LEs. I do not have an escrow but in section F "Prepaid" they are charging 3 months worth of Home Owners Insurance (I pay this bill monthly) and 12 months worth of taxes (these are due 8/31 and also this amount is higher than the due amount). Is this common?

same here. my tax escrow in the previous LEs looked pretty damn low, but then on the closing disclosures it went up a lot (by thousands...) then on the day before closing it went down by about $2000...it's a bit messy, but oh well
(I think it all boils down to escrow amounts)

They can't legally obligate you to close with them.

That being said, once Better.com matches, then let loan cabin know you won't be going with them
