EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Got 30 year, 2.75 with 4500 in credits with AFMC. Is this a good deal ?
Better was not able to match. Probably it's tough to match now.
Are they still honoring the $1000 if we end going with other lender ?
That's a pretty killer deal. Depending on how much the closing costs are such as title fees ETC you could make out real well.

Refinance
Title Ordered June 25th -> Title Recieved June 30th -> Title Cleared July 10th
Original Contract Closing Date was 8/7/2020
Once you are fully approved and sign the closing disclosure, they will send you a task to chose your closing date. You can chose whatever you want. I chose next Monday.
Thx..

Nope, no upfront fees at all. Just what I wanted to hear, thanks!

Yes, I did before I got the LE. They gave me info on their float down terms that I'm not eligible for as rates haven't quite dropped enough yet.

I'm sending the LE to them now that it's official. Would love if they matched.

20 year refinance. No fees paid by me at all yet.
Please let us know if they match with other lender's estimate.

Locked with Watermark today:

30 year
2.625%
0 points
$1499 origination
$625 lender credit

Got an appraisal waiver. Fannie has my house at a ridiculous high value, but I'm not complaining.

Sent it to Better, but was thoroughly unimpressed with their customer service. Couldn't get a hold of anyone that could actually make a determination of if they could match it. And I've been contacted by three different people from better leading up to this but nobody can't return a message.

Meanwhile I have to say I've been very impressed with Watermark. Been dealing with one person. Emails/texts responded to in minutes and every time I've called he's picked up. Apparently my wife's company reports to some system they can use for income verification so I don't even have to send tax documents and W2s. They just needed homeowners dec sheet, mortgage statement, and photo IDs.

Edit: Figures, right after this got the updated loan estimate from Better. They ultimately did match.
Is the $625 lender credit offsetting the origination? So the real fee is $1499 - $625?

Loan depot gave me 2.75 with 5k credits for a 440k 30yr fixdd. A=1500 to do apples to apples comparison. Bitter that better won't come to a partial match so I can utilize amex offer

When I went through watermark on Friday they gave me 2.65% with origination waiver through credits but my C is so high because I'm in TX (1.7-3k depending on when you bought your home). I had to offset 3k$ lender credit gap that I would receive at 2.75% so that's what I have (total of 5k credits) - through loan depot. No way i'm paying anything out of pocket in this environment with constant refis. More likely that rates will drop even further in a couple months when pandemic numbers get out of control, interest rates show likelihood of staying down for long term, and initial round of re-fis waves are done making lenders desperate to get the next tier of customers.

I understand and my "C" is very high too because of GA. I am just trying to get as little as possible out of pocket.

so my home insurance will not be within 60 days of closing and better gave a task for renewing it and providing proof. Mine gets paid through escrow currently and i cannot renew it myself.

Any one went through this and suggestions on what to do?

Refinanced via Better at 3.25% 30yr on $280k in Texas in early June, going to refi again since the rates have dropped

Better - 2.75% with A+B+C cost of $7k with no credits
Watermark - 2.75% with A+B+C cost of $4200 with $3k credits

Time to pricematch Better! will let everyone know how it goes...
