Since watermark charges origination fee of $1500 and tries to compensate with lender credits to some degree, when better.com matches their offer, does it mean that better.com gave the same lender credits as watermark with NO origination charges since they won't have any similar to watermark? Only comparing the costs (A+B+C) against the Lender credits from better vs watermark.
If better.com could do that lender credit match or beat it, combined with Amex offer makes better.com offer a killer deal.
Trying to get some info ahead while waiting for better.com to respond with match or reject. Appreciate your insights. TIA

The same as any other company who offers promos...exposure, free publicity and people signing up for their CC service. The interesting question would be the number of new customers this promo brought in.

Credit card companies like AMEX make money 2 ways:

1. The biggest is interest on balances paid by the customer

2. The second is fees they charge retailers to accept their card as payment. I don't know about now but back in the day AMEX had some of the highest retail fees because their card help prestige over other cards.

At one point in time, I think Visa and MC fees were about 2%-2.5% paid by retailers (actually customers because that $ is rolled into the sell price) while AMEX was 3-3.5%.

I think that % difference shrunk over the years because more and more retailers stopped accepting AMEX, which caused AMEX to lower their %.

In this case, if X number of people apply/get accepted solely for this offer, they will use their card at least a handful of times (even if they never carry a balance), that's pretty much free money to AMEX they really didn't have to promote.

TLBig GrinR, AMEX makes a lot of money off retailers who accept their card. If this promo brought in new applications, even if they make $0.00 per person receiving the offer, they still make new money off new customers who will use the card.

CongressionalBank locked for my brother 2.625% with 4130 cash back on a 20yr in VA. No appraisal. A+B+C+E comes to 3180. So, 950 net cash back.

Explanation makes sense and looks like AMEX is gambling big to win customers in times like Covid and they are willing to take that risk I suppose.

If your Amex card is barely used, when then 2500 statement credit applies, does it become negative balance on the account for certain time until they decide to mail the remaining balance in the form of check? Personally, I only use Amex card where there are good offers from them to consider. Other cards I have seems to have at least better cash back.

General question - how is your A+B+C only 1376? Title fees alone run > 1500. Am I missing something? Thanks

At least based on the last 45min I spent on this thread without just asking question, other than better.com matching or beating Watermark offers, looks like they aren't many lenders who could compete against their rates combined with lender credits.

If others have any better recommendations to at least get competitive lender offers for 15yr fixed term, please kindly share. 2.25% with $2200 in lender credits is the best I have analyzed so far for a 15yr fixed with around 50% LV ratio while having excellent credit score.

My lenders credit was $728, loan to value was 52% which was probably low, but they used the estimated amount I gave and I used a conservative amount, and my loan amount was $249k.

Better takes A + B + C - J - appraisal fee from the competitor for rate XYZ and term ABC. Better than offers rate XYZ and term ABC with hopefully their A + B + C - J being $1,000 less than the competitors. They can do it by any way of manipulating section A and section J at Better's discretion.

My C is only $1,100. The title policy for me is around $175, endorsements and CPL another $100 and then abut $800 in fees from the settlement firm added in.

This might be a dumb question but is there any reason why I couldn't take a high rate with a high lender credit from better (not even bother price matching), plus get the Amex credit, then turn around immediately after the refi is complete and do another refi with a lender that has competitive rates? I mean, there's nothing stopping me from just doing one refi after another, right?
