Closing with Better on Saturday. Anyone have success on trying to get them to match a lower rate so close to closing? I'm satisfied with my rate, but this is Slickdeal and it's what we do.

lock fee is refunded and should appear in LE as lender credit. Anyways good luck!

He was pretty good and moderately reachable. His rate unfortunately for me was not.

Interestingly a day after Mark told me that watermark could not match loancabin because it was like 2K off, he called me today seeming kind of desperate asking if I was still interested and maybe they could match that "lodge loan" place, but before I could respond, he said he had another urgent call (he always does) and that I could call him back if I was interested.

To be honest its shitty as no one else is charging any kind of fees and at most just making people lock the rate at a later stage.



Its too bad I wont apply if that's the case especially since they are not the lowest based on people posting so its even worse.

Better matched my WM and sort of beat it by $100. He beat it by $100 if you include the appraisal fee and two survey fees which were included on the WM LE but left off the Better LE. In total that's $1275 in fees which are on the WM and not on the Better LE.

WM A+B+C = 5180 (includes $500 appraisal, $425 land survey, and $350 survey fee) less 2100 credit = 3080
Better A+B+C = $2980

But better already waives the appraisal fee and the survey fees (not sure why there are two) won't be charged anyway as I already have a survey. So i feel like those should be deducted out (or at the minimum the survey fees) should be deducted out, when Better runs the calculation to "beat" WM. Right?

Of course, Better sent over their LE at close and the email says I need to lock tonight or the rates expire. I've sent a reply email but they are already closed.

Any thoughts on what I should do? Go ahead and lock and then try to get an additional credit tomorrow? Or roll the dice that they will match tomorrow?

Lenderfi asks for a credit card to lock the rate. Wont I loose some of the fees (B) if I back out. May still work out better since I will get back AMEX credit.
