That on is harder. In all likelihood, engaging the servicing company would likely be necessary. However, the case/post I read was the borrower thinking they didn't need to make one last payment to their OLD loan and dealing with the OLD servicing agent about the late payment. There again, the underlying problem is the late payment, not the servicing agent.

I'm sorry you feel that way. I tried to provide constructive feedback and genuinely was curious about such scenario. I'm not a shill, but I am educated on the topic insofar that I've read up on it and general experience with people at-large.
You have a mortgage company pay escrow to keep the rate low. If you are educated on the topic...you do know this, if your not than get educated. Battling with them and having to police them to pay your escrow on time is a war no one wants to fight. Sure you COULD do it, but who wants to? Id rather have a better company service the loan.
All of your other points are ludicrous. "Try not to have to call" ...really ? Sometimes you have to call, its a fact of life.

I submitted all documents and submitted the competitor estimate. Then they said; they cannot match. I did not do hard-pull or anything. So in initial process. I knew the process, as I did this in Feb.

I funded days ago and it's still not paid off.. now they have to try and track it down (if they even sent it)

I think that locking gives you advantage of negotiating better based on mine and others response.

If better.com is not working out for anyone then I would suggest Sebonic and AFM based on my experience. WM started great but then their actual LE was way different from the one I discussed with loan officer over email. Also, they are just slow in replying

Thanks! Is there origination fee? They came back for 30yr 2.75 ~$2900 lender credit but they have origination fee of $1499.

How soon can you refinance again? The rate has dropped for more than 0.25% in a month.

multiple people have done it in as soon as a month. I just got funded June 5 and in the process of another refi with Better.

I completed my refi early June - it took about 1 week to show the old mortgage pay off, and about 3-4 weeks to get the check (Better overpaid my old mortgage, so my old mortgage company sent me the check)
Not saying you're complaining about the funding process, but literally thousands of forumers have refinanced via Better, they do follow through the funding despite the recent gripes on pricematching and response times.
