Notary and closing
Here is what you can expect or ask for from my experience:
1. New pen for signing wiped thoroughly
2. Pen stays with you after signing
3. Only material they will touch would be your ID
4. ID would be wiped and returned back
5. Can expect gloves to be worn
6. Signing can happen in your front yard or in your garage
7. If you have a Costco table then you can sit on either sides to maintain distancing
8. Masks might be recommended given new guidelines
9. Plus discuss with the notary!!

Honestly between this and the "Lock Fee" they are apparently charging I'd drop them from my list as others are not doing any of this shitty stuff lol.
Is their rate good/better than other lenders after fees? I ran my numbers through "Tony C" and was honest about them beating my best offer and the guy simply said it too good to be true and you should take the LoanCabin deal. He kept trying to tell me the Loan Estimate numbers might not be what I said until I sent it to him; he was nice but came off a little curt. If I send him the Watermark offer he'd probably fall off his chair

Used Watermark for my competing LE.
WM quoted me on the phone "no closing cost and upto $3500 in credit". They sent me a $1499 Org Fee and finally after back and forth a $3500 credit.
The problem is thats not what the first statement means; no closing cost is no cost on A & B &C; they cant makeup a new definition as this is essentially just a $2000 credit. I have done a lot of these and even a "True No Closing Cost" loan where I dont bring any money to closing other than the principle amount so they lender even covers the 3-4 month escrows and taxes and I've even had money spill over in the past and that was limited to how much can be given back and the rest was applied towards principle reduction.
If WM honored the $3500 credit without gimmicks; I'd have done the loan with them.
I instead had Better match which they finally did after 2.5 days came back and gave me back $2150 in credit as there are no fees in A&B so with Amex this will be almost a True No closing cost loan refi at 2.75%.

Edit: sorry there was some confusion over the phone. The estimate was 2.75 with $3000 lender credit.
