Wow 3500 credit for 2.625 is really good. That's the best I've heard so far. I wonder what you would have got with 2.75

Locked in with Better.com after they matched/beat Watermark. Here's the timeline for 30yr $230k, no escrow:

*6/23: pre-approved with Better, quoted me horrible rates of 3.25% w/$2300 in points plus $1870 closing costs. Tried saying the AMEX offer would offset the costs.

*7/10: Watermark quoted 2.625 over the phone. Called Better to see if they could beat, loan officer said no.

*7/11: officially applied online w/WM, submitted all docs

*7/13: WM offers me two rates to choose from, says he went through my docs and ready to proceed: 2.625% w/$300 lender credits or 2.75% w/$2009 lender credit. I locked in 2.75
- ABC = $2343 ($1499 + 29 + 815)
- approx out of pocket $884 (D+I-lender credit)


*7/15: Received LE: escrow and new taxes added erroneously
- Added $1501 in tax/insurance
- D+I now $4394 minus LC = $2384 out of pocket!
- I called the loan officer to revise LE before I sign, said he could not update, tried convincing me not to worry/it'll get corrected at closing but i still need to sign the wrong doc now to move forward

*7/15: Thinking this was bait and switch, I panicked & sent LE to Better. They countered and beat by $100 off ABC:
- no points/orig fee
- $550 appraisal
- $1300 lender credit
- ABC $1524 (0 + 614 + 910)
- approx $833 out of pocket
- subtract $550 appraisal refund = $283 out of pocket
- $2500 AMEX promo applied = $2217 gain

I do feel guilty taking this offer to Better as the WM LO worked over the weekend to process my paperwork, and Better's initial rates were pretty horrible and they didnt' make any attempt to earn my business. If it weren't for not feeling confident about the WM LE, I would not have panicked and definitely would have continued with WM. I do think WM has the best rates and you don't need to do much to get it whereas Better won't even flinch unless you go through hoops. Crossing fingers everything goes ok with Better before I drop WM's application.

I'm assuming you still have the $1499 origination? Still a great deal, 2.625% no points and $2000 net credit after figuring in origination

Anyone have any tips on the closing process? I was dealing with one closing expert when all of a sudden it has been changed to someone else. The new person has not reached out to me or replied to my emails. Scheduled to close this weekend...

Yes, just trying to get something in writing but the person i'm dealing with is hard to get a hold of. I'm spoken to him twice and both times he seemed super burned out and busy.

I got an email from better telling me my amex didnt match the info.

So i gave him my amex email, name on the card, card type and last 5 digit.

Hopefully it will go thru

For a new purchase, My title and appraisal are cleared.. File was forwarded for final approval.
How long it will take to get disclosure doc from final approval?? Any idea??

I sent them LE to price match.. Hope they do before loan disclosure or they can do it later as well??

In my case, the Better was probably the worse. I had offers from WM, LC, Ally, and Costco's Consumer Direct. I was working with Sean in the beginning who tried matching and did not even come close to what I got from CD. After a week I get a text from Better saying they have revised offers for me. I called and Joe tells me, we can come close to your CD offer , and with Amex offer you can save over $2000. I was like sure , he said Sean would help me out. The next day Me Sean tells me no he couldn't do what Joe said. I was like why and no there's no answer from Joe or Sean. I had this bad feeling from the beginning that some of these guys are shady and try to make money over our loans or you know commissions by overcharging. In any case, this is FYI in case you are dealing with either of them. Don't get too excited by a good match and then counting Amex for savings. With CD, I am about $500 back in my pocket. And that's without Amex offer. So you can imagine the money Better tried to make on my offer.

A+B+C=914
Closing 1000
Lender's credit 500
Amex 2500

No points, no origination charges
