Notary and closing
Here is what you can expect or ask for from my experience:
1. New pen for signing wiped thoroughly
2. Pen stays with you after signing
3. Only material they will touch would be your ID
4. ID would be wiped and returned back
5. Can expect gloves to be worn
6. Signing can happen in your front yard or in your garage
7. If you have a Costco table then you can sit on either sides to maintain distancing
8. Masks might be recommended given new guidelines
9. Plus discuss with the notary!!

Loan Details:
$230k
15 yr
2.625%
$300 in points
$2870 in closing costs
$2500 AMEX Credit
Closed in less than 30 days.
WM offered me 2.625 with no loan costs for 20 yrs.
Better just literally shot me down. They offered me LE for 2.625 with 5k in points.
I also have a HELOC I wanted to keep so it is definitely taking more time to get my loan closed. Better.com sent over the subordination ppwk to my old lender on 6/30/20 and I got an email from my better Processing Expert on 7/15/20 that they had received it back from old lender and was sending it over to title.
I did call as well as email my old lender after better.com submitted it to make sure they had received the subordination ppwk from better.com and were doing something with it. Not sure if that made them process it faster or not but I don't think it hurt.
I'm not using the HELOC ($0.00 balance) but since I already had it set up and it sounds like they will be more difficult to get for awhile I think it's worth it to have wait a couple extra weeks to close to keep it. I still have 25 days left on my lock period so I'm pretty sure I'll be closed before that.

So get 2.75 with credits if u can and refinance in few months.. Rates will only drop for a while

Also, how long has it been since you submitted an application/credit pull with LoanCabin while you are still waiting for a LE?
Approval
This is when we'll verify your full financial profile.
How long does this take to clear? And when does appraisal get done?

I am all about optimism but to say "Rates will drop" isnt accurate as its at best a gamble
How far were you with better before they said they cannot match? What if you hypothetically said that you'll end the process?
Someone mentioned some kinda of a grievance step and that the PM was accepted. Depends on what steps you are willing to jump through I guess...

LoanCabin has been...a while. I'd say its taken 3-4 business days for them to turn around with the email estimate (no LE yet)
