Refi Funded on May 22nd. Received AMEX Credit on 7/19/2020.
Refinancing Again. Lowering Rate from 3.125% to 2.875%
Better providing ~$2,400 in credit which covers all of my costs minus $2,500 of escrow, which I will roll into loan. Then 8-10 weeks will get another $2500 AMEX Credit

This is my third refi with Better and by far the slowest. It started off fast as usual but they've had my title report for 8 days and I've been there since. Last time they received and approved on same day and time before that it took 2 days. I asked my rep and she acted like it was normal (though I looked her up on Linkedin - she's been there for 2 months, she's just BS'ing most likely). I'm hoping to close by end of month. I'll follow-up when I get my credit to give others the timing of such.

Yes I think you're right that all the NY loans they will try and apply for cema. One of the reasons I didn't pull the
trigger earlier on this (besides covid19 going on) was the cema and higher rate a few months ago. Better didn't support cema the first time I tried applying when this thread popped up. I had even ask the csr about the transfer tax for NY and if they supported cema. they were just like "yeah its standard for NY and we don't do cema". Oh yeah, I also have the 750 lawyer fee. That might be bank attorney which they're going to charge something for regardless.

My rate is now locked with better (3 days in) and I uploaded all of the docs... Are you saying I should/can get a loan estimate from elsewhere and ask Better to match now? It'd be nice to yet my fees lowered. I'd also be interested in info once your other loan estimate checks out. Thanks.

I think what he's saying is, yes, get other loan estimates and see if Better will match/beat them. Worst case, they won't match and you don't lose anything other than a few minutes of your time. Best case, they match and you save more $$.

Better has beaten 2 other estimates for me, one right before locking and again right before closing.

You can still have them match competing offers after your lock. I was able to get my origination fees reduced to 0 after my lock and this was a week before closing. The tricky part is getting a LE from a competitor but I read they can match up to 3 times, I only did it twice as I had trouble getting good offers that beat what I currently had. A lot of lenders were verbally telling me the offer or emailing it to me but you have to get an actual LE to get Better to match.

Did you ever try to get them to lower the rate or just get them to lower the fees on the rate you locked? I tried after locking to float the rate lower with a competitor quote and they would match the fees but couldn't do the rate. I was also very late in the process and it is possible they didn't want to redraft amortization tables with a new rate at that point.

The first LE that Better beat was to lower costs for the rate I'd locked at, 2.875%. The second was for a lower rate, 2.75%, at lower costs).

When you "lock" a rate, you lock the entire rate sheet, so even without having them match to another lender's LE, you can switch to a lower rate (for higher fees, unless they're trying to beat a different LE)

Better finally matched my watermark LE. I locked with Watermark on 7/15 (2.75%, $1499 origination, $3000 lender credit), got LE on 7/19 (Saturday). Sent to Better immediately. Better matched on Monday beating A+B+C by a $100. But interestingly they left the appraisal fee in it. I have an appraisal waiver from Better (and every other lender I have applied) but Better made me pay the fee as deposit and said it would be refunded to the original form of payment at closing. So essentially they beat the WM deal by $650. They confirmed I am part of Amex program. Now looking at title services to lower the title cost.

Any recommendation for title insurance company in NC. My current fee from better is $1073 so trying to see if I can get it for cheaper to lower my closing cost.

I was not successful in lowering the rate because I couldn't get a new LE in writing from any competitor with the lower rates. It has to be an actual LE, not the worksheet with fees. So the best they did was lower my fees. Granted the rates would have been around 0.125 less than my lock but every little bit helps. Still I took the lowered fees because it was better than nothing in the end. Plus it's lower than my current rate and I still get the $2500 Amex credit.

Loancabin LO told me that they can do float down of the rate if rates go down 1 time per application without any fee. I am going with them.

2.875% /15 yr for 300k loan with a+b+c - credits= -5k

Is that a decent Refinance deal to you?

Compared to 2.25 % that starts to get better in terms for total net interest paid only after 5th year.
