I think it might be due to the low amount. There are lots of "fixed" costs within their organization and I think they usually sell the loan. Just not enough value in doing all the work for a small amount. Some folks have posted that 200+ is the sweet spot for them

Not with better-So no Amex. It's with wm. 5k adjusted towards principal effectively. Close to 3% of loan amount as rebates

No reason too but i have checked in with my Better processing expert and he's very responsive but told me they are awaiting on it. From the same company that did my title search 5 months ago within 2 days. Its now at 21 days.
Well guaranteed rate got back to me too. Gave me an LE... I sent it over to Better to see if they will price match as we await the title stuff still.

I think that's solid. And the break even between the two would be more like 7-8 years when you take the time value of money into account.

Just locked with Better today. I got 3% with $1400 in credits. Should cover the majority of my costs. Title, credit fee, recording fees. 400k loan value 600k Colorado. This was about $5k in fees better than what their default rate was for me. I submitted a similar deal to what I got from Better. But I wasn't going to get the $2500 Amex credit. I did a refi through better in March and they near my submitted deal by $1k, I don't think they do that anymore. I'm using a different Amex for the deal this time, but I've been told you can do it as many times as you want with the same card.

I've heard of people doing this with no issues. You can apply for loan using the link and they don't ask for your last 5 till the very end anyways.
