I'm also having no luck getting a response from either watermark or LC. I submitted requests last week and have heard nothing. I keep seeing some great rates posted on here from them so keep hoping they'll eventually respond.

I forgot to mention that we are probably selling in the next 1-2 years. And my loan is a 30 year. In my opinion for a near no cost loan 3% is pretty solid.

Try calling Watermark on the number listed on their site. And try after 11am eastern.

Anyone know if lenders are on the hook for title company expenses if someone cancels their loan after the title company has done all their leg work of researching? Or is that part of the gamble of working at a title company?

My current lender has me at closing disclosure but I may shop for a lower rate real quick.

No, only appraisal, if paid, is lost (plus any app or credit report fees already paid)

My understanding is that the title company will get paid. It is the lender that takes the hit. But I don't know officially.

I got an estimate that is a lower rate than Better and not charging the insane points Better is ($5k for 2.75%)

2.55% for a 30 year refi , no points, ~4k in closing costs.

I'm currently at 3.75% with ~75% LTV - this is a no brainer right? If Better could match this I would be amazed.

Lets not generalize. While Better has rejected a few people in recent times, they have also matched few others and multiple times too. So its a YMMV situation at this point. I would suggest you try again with Better.com with a locked LE or a LE from another lender. It also depends on the day you ask for the rate match and how the market is moving at that point. Also what I have now found is yet another variable which we have no direct control of - the rate lock period. Usually 30 or 45 or 60 days. In the rare case when you ask Better to match and have completed all tasks at the time or the rate match request and you are eligible for appraisal waiver, then they may see your full profile and give you a good rate if they think they can process the lock in a shorter time say 15 days. This would depend not just on your ability to close quickly but also on their ability to process the loan in the short time. BTW it also does not hurt to ask for the 1K rate match even though they have now updated to $100 only.
Edit: One more factor in the rate match: While all along people here have believed that better.com would waive escrows for nothing and that is likely the mainstream policy, there is a possibility to get an even better rate at better.com by several 100 in lender credit if you do escrows...highly ymmv but you have nothing to lose... I was offered a good rate only if I did the escrow and I took it. The rate was several $100 in lender credits better than without escrows.
