I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.

How does Amex know which credit account to send the $2500 credit to after closing? I applied through the link and better.com confirmed my application has the Amex offer attached, but in no process had I provided my Amex account to any system. So how is Amex gonna send me the credit?

You got a point but wm has a more fundamental problem. You consistently hear of shady practices (not illegal). I asked for a number for my credits and not even a LE and I kept getting the runaround. Why? I can't use an email figure for price matching. Only way I'd get it is through a full app process. Seriously? Because they were so shady I dropped them. I didn't care at that point. I think a lot (not all) posts on wm share similar sentiment to me.

I don't understand why folks have such a hard time with WM. I submitted an info request, they emailed me the rate and lender credits, I let them pull my credit and lock, a few days later I get the LE (having never uploaded the listed items on their web portal). Super easy. But so many are unwilling to have their credit pulled, or lock the rate, or think that simply because the items in the web portal are listed, they have to be completed before getting a LE, when none of that is true.

Now, I do have to give them demerits for not disclosing their underwriting fee until I got the LE. So it isn't all rosy. And I concur with shahhere that unless they are providing you a LE or a complete fee breakdown, saying "X rate & Y lender credits" generally leaves the impression that there are no longer fees/origination charges.

But getting an LE from them isn't hard.

I have been looking at posts. Most people are complaining that they don't get a LE with lender credits unless the lock, or complain about the portal asking for all that paperwork. It isn't a problem to lock with them, yet dozens of posts of people being aggravated by them are because they want a LE listing lender credits without locking. People are just making their own lives more difficult.

And I'm all too familiar with lenders who have a separate disclosures team, like WM does. Such lenders rarely give you a LE right away. It is typically 48-72 business hours so that the loan officer doesn't "waste" their time on the "compliance" paperwork vs. working the deal. If you want the loan officer to send you one immediately, then you will have to make it worth it to them - which means a full app as you are likely more committed. If you don't want to do that, it is NOT that you won't get an LE, but it will be done by the disclosures team and thus, not the same day.

I get your point..and I'm not attacking but why the frustration? Plenty of folks here not getting commitment on a firm number. Really I have to submit my w2s tax forms bank statements etx to get a firm number? am I mean not getting a firm lender credit number at least by email.. thats a joke.

I do not understand all the discussion about not getting an LE unless you do a full application.

If you want a good rate, than give them good information to help them make a good decision. It is a small effort of your part to get them to perform on their side.
