Just a datapoint, I applied to caliber on 7/21. Called them yesterday. An LO said he needs to get the application transferred to him. Today after transfer he quoted 2.85%, no points. I hung up!
This one was a bust for me!
Anyway I think I am done shopping. Better is putting ~$2700 in my pocket after taking care all costs and fees and taking my rate down from 3.375% to 2.75%. I am going to take the money for now and go for a next round of refi in a few months. If every round of refi is as lucrative, I am going to start refi-ing for every 1/8th drop in rates! LoL!

You just do based on your application. Just ask for it in case. In this covid environment, I think the tendency is to go for an appraisal waiver as long as your stated home value isn't out of the ballpark.

You just confirmed my suspicions that this would happen. They wouldn't give me a lender credit figure until my app was 100% complete. I figured they were hiding something.

Yeah WM kept trying to match the lender credits to another lender instead of trying to beat it. So they switched me to a senior LO. He quoted me 2.625 with $3K credits. I asked for an LE. He said he would send it. Been 2 days and he haven't responded to my email or text.

I know he is answering people as I referred a friend too. After today, if he doesn't respond, I'm going to tell them to cancel it and tell my friend to switch.

I told the guy at WM to please close my application. He did not respond to that also. It took 3 more emails to finally close my application with them

So, better.com told me I must apply by July 25th, nothing about having to lock by that date, and I asked 3 times to two different people.

Nonetheless, I went ahead and applied to LoanDepot, and loan cabin.
I also sent an inquiry to watermark, but it essentially wasn't an online application, says something about they will call me.

Glanced at Aim loans, but their rate table shows around 3% and 1000 lender fee, so I havn't gone any further on an actual application.

Anywhere I should probably apply otherwise for here in South Carolina? looking for 30yr fixed refi.

Loancabin is actually advertising 2.375 as a rate for 30 fixed on their site (2K points). Up until today the were advertising only 2.5.

BTW this is LDs rate chceck page that is not publicly available but updated on a daily basis:

The rates are not competitive here but they do move with the market. You probably need to talk to a LD LO to get the best rates.

Other page that I follow that tells the market mood is the Provident Funding rates page:

Even though their rates are generally higher than the ones discussed here this page gets updated on a daily basis and sometimes 2 to 3 times a day and is a good indicator of how the mortgage market is moving.

Got a response today from Loan Cabin.

15 year: 2.25% plus $1500 credits (before ABC)
30 year: 2.50% plus $1500 credits (before ABC)

I initially wasn't going to go with a 30 year but at that rate I'm really tempted. I haven't received (or asked for) the LE yet. I see some others above with higher lender credits and similar rates but this is the best I've come across after applying to half a dozen lenders.

300K Loan, 60% LTV, excellent credit.

I wonder if I can change my better.com LO. The guy does not communicate. I have not heard his voice. Whenever I call he is on the other line. Got one email from him with a LE and that's it. Does not reply to my emails anymore. This is driving me crazy.
