EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Got a response today from Loan Cabin.

15 year: 2.25% plus $1500 credits
30 year: 2.50% plus $1500 credits

I initially wasn't going to go with a 30 year but at that rate I'm really tempted. I haven't received (or asked for) the LE yet. I see some others above with higher lender credits and similar rates but this is the best I've come across after applying to half a dozen lenders.

300K Loan, 60% LTV, excellent credit.
Gr8 Rate.

LoanCabin doesn't have License for my State (Oregon).

Is that $1500 credits before OR after deducting A+B+C ?

Thanks for sharing. Does your rates and credits not include the actual refi costs on top of that? Is that what you would learn in the LE?

Lastly, what was the turn around for this quote?

I just locked my rate with Lone Cabin.

30 year fixed, 2.625%
A = $0
B = $0 (Appraisal waived)
C= $3000 (I can shop for Title and bring this down to $1600 easily)
Lender Credit = $2700
LTV=60%
Loan Amount =~ 300K

Like the Lone Cabin, they took 5 business days to respond with LE, but they have no-nonsense approach. WM in the same ballpark, but they have $1500 origination fees. Oh Better rejected my PM request outright and I moved on

I do have a question out to them clarifying some of that but I'm almost positive the credits are before ABC. The LE would definitely let me know for sure. I applied 2 days ago and didnt hear any response. I emailed the [email protected] address (that someone linked above) today and they responded within 30 minutes and got the ball rolling after some additional info requested from me.

I got similar quote when I emailed Loan Cabin. Their website shows much better rates though.

Experts, please chime in.
I closed a refinance with Better last month and actually had two home appraisals done (one by local lender and other by Better). I paid for the appraisal by local lender. Better waived it as part of AMEX deal.

Trying to do it again with Better, and noticed this time they are asking to pay upfront $550 and they will refund me that amount after the closing. This is new to me. Did something change recently with AMEX deal?
Also, Better did the appraisal last month. I wonder why they are asking again for the same home.
Can't they use the last month appraisal?

I see 4% on a refi for 15 year. Gah I wish it was around 3%
I JUST closed with Better last week at 2.625% for 15, I would call and try to negotiate the rate.

How long does it take for the loan estimate match task to show? I just applied and did all the tasks and I do not see somewhere to submit one.
