I got 2.5 30yr from FarmersBankkc with 0 for A/B. No lender credits. Loan amount 384k, LTV at 81-82%. Credit Score is 819.

If Farmers already gave you a loan estimate you have to submit that to Better within 24 hours if you are going that route.

Techoin - When I received my quote it was spot on from the rate on the LE and the site. Make sure on the site you place 60 days for the lock. My loan officer advised at this time they are only doing 60 day locks. More than likely this is the discrepancy you are seeing.

Thanks to whomever posted the Loan Cabin email address ([email protected])! I got an email and then call back within the hour. Hadn't heard from them since submitting my application on Monday. Answered a few questions and expect my LE later today to compare to what I got from Watermark.

Initial LE from Loan Cabin has a "DRAFT" watermark to it. I just locked and I asked for a updated LE showing my "Rate Lock" let us see how it goes

How does one shop for a different title company? You call/email the company first, get a quote and then let the lender know that you will use your own?

Look under "My Team" on the left of the page and see if you can schedule a call with your LO. That is the best way to reach hard to reach LOs.

Yes, get a quote and like Radian that I've use exclusively for 8+ years they were the cheapest but their direct to consumer side is closed so I did get a customer service agent and discussed with her. Gotta call and get quote is the best thing to do to save.

The discount depends on your states reissue policy and if the Title Company is willing to waive their internal fees. With Radian I was able to get $200 waived once but that was it; 3-4 times after that nothing but I asked and they obliged Smilie.

I have applied at loancabin, loandepot and better. Aim loans LOOKED poor in their rate sheet so havnt applied. I tried to apply at WM but you cant fully apply, you sort of inquire and they will reach out it says.

I called hightech.... and they dont serve south carolina.

Loan depot, on a 280K value, 204K loan amount, he is saying 2.75% is with closing costs of $3200 AND a 1080 in buying pts (around .48 pts)

Seems way out in left field from here, but I know this is not a crazy high loan amount I have either.

With the same guy, I can do a 3% and Ihave the $3200 in closing fees (he's sending me the LE to review) and I get 1100 in credits. SO the 3200 becomes about 2100 in COSTs.

Im looking forward to hearing from watermark who I inquired but havn't heard back, and from loancabin whom I applied with and got an email saying they will contact me in a few days.

I'm currently at 3.25% from a May closing with better.com at 204K 30yr fixed.

My goal here is to come out around $1500 to the + AFTER the amex credit, so if it costs me around 1000 before amex, I'd be good with that while hopefully getting my rate down into the 2.75 +/- range if possible.

Suggestions on who else I should apply with? I applied with Sebonic when I did the april/may refi, so they might have me on file as applying and NOT going with them. Should I avoid them or apply there anyway?
