TMS is the initial servicer. Later they could sell to anyone.
If you are closing today, you can try to call Better.com main number later in the evening and ask to enable your address for yet another refi and start a new app tomorrow. If you are lucky you can find a 2.625 or 2.5 match offer within the next week or two and make another 2500 on Amex (if locking is not required for the offer to work which is ymmv and unknown at this point). Also try to time your next set of credit pulls within the 45 day window from first pull so it wont hurt credit much. 15 for old scoring and 45 for new scoring is what I heard.

This is my second refinance with Better. I completed my first in April. I just started my Round 2 application 2 days ago, but haven't uploaded any documents or locked in my rate, as I am waiting for a couple different LE's.

I wrote my concierge asking about the terms and whether or not I needed to rate lock prior to the 07/25 deadline to receive the Amex credit.This was their response.

"The deadline of 7/25 is to complete an application, which you have done! There's no deadline to lock in a rate, and the only other deadline is the 10/28 close-by date. As long as you have locked in with sufficient time to close by 10/28, you're all set. Our closing timeline is typically 3-4 weeks."

So, while I wouldn't want you or someone else to miss out on the Amex credit by relying on my anecdotal communication, it does appear that as long as you started your application by 07/25 and close by 10/28/20, you're good for the credit. Hope this helps.

I had reached out to an old lender of mine who'd LO provided me a really good credit. Lender was "Caliber". I am updating the forum that the 2nd LE I got is not reflecting the 1st and that's not a good sign.


I was able to get Better.com to provide me additional credits.

I am surprised a lender would back off from credits after providing an official LE. How much was the difference between quoted and locked LE?

Well I got almost a $6600 credit so with the added costs its a $10,000+ swing :0

Wow! That can't be market movement. More likely a rouge LO that was trying to fly under the radar but got caught.

Mr. Cooper here. I did this deal way back at the end of February and closed the week before Covid shutdowns.

The extension i am giving them that its a mistake as that might be their market rates and that the discussed "Exemption" to match a competing LE is not applied but again this is not a good look and If they stick to this as being the correct numbers and the "Exemption" not being available would make this illegal due to the jump in costs.


I should look into this in the event.......anyone have any ideas let me know:

this happened to me as well, i paid for appraisal up front but it was also included in the closing cost. you can try to ask the mortgage company to remove the line item from the closing costs, but i ended up having to pay for appraisal twice (once up front, then again as part of closing), and the mortgage company ended up sending me a separate check a few weeks later for the second appraisal charge after i supplied them with proof/emails that i already paid for it once.
