I am planning to take higher rate with 'maximum loan credits'. What are 'maximum loan credits' we can get above D+I ? I want to cover D+I (loan costs and other cost that includes escrows, prepaid and taxes and govt fees) plus any additional and cash back to me. On google search, it shows that lender credits cannot be applied to principal amount according to Fannie mae. But lender saying I can get upto some cash, on above it will become HALOC loan. May I know how much cash I can get with out being HALOC loan - basically how much above I can go after covering D+I so I get refund instead ?
Some genius help appreciated.

If you are having problems with Watermark getting back to you after you submit a request for an estimate try a different rep with that company. It seems that when you do a quote on the main website they pick someone from their group and you don't know how overworked they are. In fact I suggest you do this method below without even doing a request on their website.

What I did was go to https://www.nmlsconsumeraccess.or...=watermark and click on random names. You can see what state they are licensed in. You can then just do a quick google search for their name and it will bring you to the WaterMark website.

You can email one or email a couple. Do not use the webform use their actual email. See who responds quickly and is willing to work with the rate for you. Then if you like them you can apply for Watermark via their link and your case will be assigned to them.

I know this method worked well at Watermark but it should also work for places like Loan Cabin. Here is their link https://www.nmlsconsumeraccess.or...an%20cabin Doing a google search for the name will not get them their direct email address most times with LC but you can at least find them on Zillow or something and send them a message.

Their is also a filter at the top to filter by "Any Regulator" which you can pick your state.

Just got a initial disclosure from LoanCabin, now I see a $250 attorney fee in B of the LE and Samantha is telling me that all TX files will incur that fee.

The original so called draft LE didn't have this.

Anyone got L/E price match rejected by better.com? Mine was rejected saying the L/E that I got is way too low for them to consider. My loan concierge and even his Manager would not match. Also, in my case, they considered Amex and Appraisal credit as part of price match with a limit at their end on the total discount that they can offer based on current rate. I was surprised to know this and decided not to go with better.com. Any other advice. My lower L/E was from lowrates.com

Yep I got a LE rejected yesterday also. I scheduled a call with my LO and when she called she said she appreciates me sending her the LE but at this time Better can not come close to it. I was kind of shocked because it was only a 2.5% 30 year with no lender costs/points. My credit is over 800 and LTV 79%.

She even did not even try to make an offer and suggested I go ahead and go with the other lender since the $2,500 credit could not come close to making up the difference in fees. I was shocked when she said that but I am glad she was honest with me.

I think you are correct. I just noticed this on my application too as I paid $550 for the locking. it looks like we are paying twice for the same appraisal.
As we paid outside the LE, it should be 0 in the LE otherwise, we will end up paying again. I sent an email yesterday and so far did not hear from them .

They keep reminding me about my tasks but never bothered to respond to my calls. The schedule site says that no slot is available until 31st July.
Strange ways, they will bug you until you lock the rate, and once you do that, they don't even bother to respond.

I am about to close early next week/midweek. I want to know if I have any leverage or not.

I just submitted an LE to Better with those same terms : 2.5% on a 30. No lender fees or points. Credit 790 LTV 51%. Waiting for her reply to see if she's willing to match
