Yeah, descale every few years depending on your water hardness.

Equipment for descale will.run like $100. You'll use it over and over. You'll have to buy 2 or 3 gallons of vinegar each time. Costco sells them for like $5 for 2 gallons. Get 4 gallons and you're set.

Turning down temperature might have benefits but there are risks. Once the water is not hot bacteria can thrive. This is a known risk for Legionnaires disease do proceed with caution, get the exact temperature that is safe and keep checking.

That's for a direct replacement/ new install. Not if you're going from a tank to a tankless.
You will need to consider the gas line size(3/4) venting, running a condensate line. It's alot of stuff to convert.

Legionnaires will not be found in a closed system like that along with other bacteria/ microbes. If your statement was true, water coming from the cold line will be to dangerous to use. Don't feed false information.

Yes but that's all a one time installation cost.
Are there any maintenance costs associated with this?

Water heater life is based on a few variables.
1. What is the water quality going in. Soft water will increase corrosion if the water heater, but hard water builds up scale.
To reduce corrosion make sure to replace the sacrificial anode every 5 years. To avoid calcium buildup tankless water heaters call for pumping vinegar through every 6mos to a year.
2. Volume of water .. the more you use the more often heat is applied and the more corrosion products are available.

As for install cost. Tankless requires far more gas so generally there is re-piping involved. I installed mine on the side of my house and piped water to it instead of pulling new gas. I would recommend the other way around, but was having issues with code and spacing the unit far enough from windows and doors. I have never had cost quoted as Info the work myself

One time $30ish on an water pump $10 for 1/2 vinyl tubing and hose barb fittings. And 2gallons of white distilled vinegar every 6-12 months.

I found a 6ft garden hose at Lowe's for $6 and just cut it in half. But agree with the general maintenance

Cost of tankless increases if:
- you need to rerun gas line . Now that depends where you have to run it . I had to increase the line.
- electrical line needed for this in case you don't have one near the New heater location.

Installation is fairly straightforward if you have correct gas and electrical right there. If you hire a contractor to do it. Yes you will have to pay close to $1000-$1200 or more in Los Angeles area. Hire the right guy, and you could get away with close to $500. Be smart. I just had the same one installed few months ago.

Picked up the smart natural gas unit and installed myself, along with a whole house water filtration system. I cannot stress enough to put a filter that aids in scale reduction in front of a tankless. It drastically helps with longevity and allows the unit to run longer between maintenance cycles.

Mine is also a Navien 240. No issues with it 2+ years in.
