Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Owning - said they wouldn't do the loan because it's under 300k...

waiting on official LE from loan cabin hopefully it's the same rates I saw on their website 2.5%...

Prob gonna try and bring over to better see if they can match rate to get american express credit.

Honestly the best I got was at loan depot, they matched my best locked offer and gave another $500 off closing. They also have a guarentee that you won't pay lender fees if you refi the same property in future again. That said someone mentioned that better.com will match too and I an waiting a call, the amex $2500 loaded and waiting too. My loan details are in this thread.

A+B+C is the real closing costs. What you are paying the lender to do the refinance. Other sections E D, etc are for things like real estate taxes, escrow which isn't really a fee

The fact of the matter is, you can't get a loan without having your credit checked, and you can't get an accurate or official estimate without a credit check. The goal shouldn't be to never ever get a hard inquiry, but to use them where they make sense. What else are you saving the ~5-10 point hit for if not something as significant as a refi that will save you thousands? In addition, credit scoring will essentially "group" your hard inquiries when you're shopping rates. If you have several inquiries from mortgage companies within a month or so, it's going to basically count as 1 hit as far as how much it dings your score.

As far as A+B+C's, this is in reference to the official loan estimate you will receive when applying. The loan estimate is broken up into several sections that detail all the estimated costs for the loan. When comparing loan estimates from different companies, you'll generally compare the costs of sections A (Origination Charges), section B (Services You Cannot Shop For), section C (Services You Can Shop For). These are all things that can typically be negotiated or matched by other companies. Other sections are generally things the loan companies have no control over (government fees, taxes, etc).

In my experience my rate and fees were even lower then what was on the website. I emailed them before applying and asked what the current rate was. Fast responses. If I remember correctly when you go through the apply button and let's you chose the rate at that time so it should be accurate.

Good points.

Also keep in mind that if your lender credit is high enough to cover some of your escrow, then you can make a few bucks when you get your escrow back from your old lender.
