Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Yeah, I share your frustration. I am not giving better.con any benefit of my Amex offer, even if I lose couple of hundreds on overall closing costs. I will go with a lender who is offering good rates , being competitive and more professional.
Who knows if for whatever reason Amex declines or something silly happens. Then I will be chasing Amex and Better. I certainly prefer on not relying on cashbacks. I want to see upfront. If I am able to grab extra Amex that will be good but for the long run other lenders have better rates.

The rates in your post are way lower than I see when I just did a test application. Getting close to what I have locked and processing right now.

Looking at a $165k loan, 760 FICO. Go figure.

For those of you who submitted an application thru loan depot, how did it work?

I'm asking, because I am/was going to, but now I'm not so sure. I submitted my contact info via their "apply now" link and a few minutes later received a phone call from them asking for some basic information about my house and then he forwarded me to another person who asked me a few more questions and then e-mailed me a link to the actual online application. I have yet to input anything into the application as the whole process so far seems a little bit shady.

I have submitted applications to lenderfi and better.com all online with no problems (on a side note, both gave the exact same apr, 3.002%, but the closing costs for better.com are about 4k higher for some reason. This is for a 30-year 325K refinance) and loandepot is just making me feel suspicious...

Is this how loan depot does things?

It sounds reasonable (assume 30 year). I would always advise you to get a couple loan estimates from different reputable lenders (many mentioned in this thread).

My understanding is that this is an AMEX offer. If this is an AMEX offer, you would have to see and accept that offer in one of your AMEX cc accounts..

better.com could say whatever they want to get business, but at the end of the day, AMEX is the one providing the cashback (if I'm mistaken, I apologize as if I'm mistaken, I'm sure someone can show proof that better.com is responsible for providing cash back).

Please help add to this wiki if you use a lender not already in the list.

I did not add the big banks as I guess those are obvious to all? (Wells Fargo, Citi, BOA, Chase, etc....)

Not sure if you would see it if I edited my original reply to you, so to make sure you are aware:
