Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

I didn't have to give them any of that to get the rates. He ran the numbers based on some basic info I gave him (DTV, My credit score, Location, etc)

I also got the lowest quote so far from Watermark. 2.75 with 1800 closing costs on a 298k loan with 70% LTV. Not as good as some of the quotes im seeing in the thread but beats the 4.125 im paying now. Thanks everyone.

How was your LE? What you expected? I applied late Wednesday, so hopefully I"ll hear tomorrow. Watermark is my next best one, but they seem several thousand higher than what Loan Cabin's numbers suggest.

I got 2.5% with around 1500 closing cost for 20 year fixed.
Total loan amount: 740K
I am in California.

And Loan Depot was willing to match it.

I applied 6 days ago with LoanCabin and after not hearing anything I e-mailed this morning and heard back fairly quickly. She said she was still reviewing my application, but I think she got the house value from redfin (very far off from what I put on my application or paid last year).
I was quoted (not official) 2.625 with 1400 credit for 30 yr fix. Or 2.25 for 15 year w/ $800 credit. LoanCabin doesn't have lender fees, so that credit can go directly to title company fees.
That's better than anything I've seen so far, but she's going off a very high evaluation. Also of note, Watermark had previously told me they generally match.

Yes. They basically offer either credit or points... their numbers (without getting an official loan estimate yet) are more straightforward than some others.

After getting a loan estimate with HightechHomeLoans.com and getting better.com to match, I ended up with a 2.375% 15 year loan for a $197k loan with no origination fees and ($1,200 closing cost - $2,500 AMEX cashback) = +$1,300 in my pocket.

Just following up that Watermark was unable to match LoanCabin at 2.625, no fees, and $1486 credit 292K loan 400K evaluation. My appraisal was originally not waved, but when she dropped the house evaluation by 80K it was waved and it didn't change the fee.

Only thing left to conceivably do is try to match with better.com/amex. I've started that process and they seemed optimistic on the phone, but it's quite a lot better than what Better was offering so we'll see how it goes.

I think its contrary to what you stated that people have been able to get matches. It might not be a straight shot as before but from what I can see is you push for whatever you can and then get an updated LE to push another time; worse case you close with them.


I on the other hand am not getting a response from the LO at Watermark Mike C. If they are backedup its fine but not response after filing an application...

Sorry you aren't having luck there. I was working with Mark Hoagland. They are definitely very busy, but he was getting back to me with a bit of persistence. I am following up with Better and they called me immediately, so hopefully I'll have the info...looks like they are calling right now...

Funny, I got a LE in email just a few minutes back but the numbers do not line up to what the original quoted numbers were:
1. I see an Origination Fee which was quoted as "No closing cost"
2. I see only a $3000 credit vs $3500.


Those 2 amount to almost a $2000 increase in charges and would not be what was quoted Frown.
