Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

finally LC came back today after sending couple of reminders.
Out of three that I have tried, WM is way ahead with the credits and the rate compared to Better or LC.

if not for this AMEX promo, I would have continued with WM.

Out of the given lenders list, I am not able to find any lender for NH state. Does anyone know who can offer for NH State. Water Mark said that they are not licensed. Thanks.

If your property is an investment or multi unit property or your credit score is in the 600s then probably those numbers might be acceptable. But otherwise there those are not normal.
Edit I see from your previous posts that your loan amount is small - Loan < 150K will have their own pricing adjustment because the lenders are not able to make money off you as quickly as a larger loan. So yes those numbers might be right; I would still advise you to shop around (though not many will be willing to open a <150K loan) and get Better.com to match a better estimate from elsewhere.

So as I said this morning, rates have dropped. After waiting for LC, I finally sent an email to them. They came back with 2.5%, 3.1k credits (-0.8%), zero cost in A & B. I got the draft LE within an hour! Haven't gotten a locked LE yet and waiting to see if Better will match!

You are all getting way better LE than I am. My credit is about 800 and my LTV is low 70%.

I have not received a response from Loan Cabin (applied 7/24), but the best I am getting with almost no cost is 2.75%.

Seeing all the 2.5% and 2.625% is making me envious Smilie I'm glad everyone is able to get good offers though!!

I'm about to lock with LenderFi after failing to get Better to match two LE's. $567K 30yr non-conforming loan in CA. 44% LTV. First was a LE from LC for 2.625% with about $1,300 in out of pocket costs. LenderFi just beat that with 2.625% and no out of pocket costs. Sent both LE's to Better and they kept quoting that their costs are $14-15K so there's no way they would be able to match either. Told me even with the AMEX credit they couldn't come close. I asked about the $100 price match guarantee and he sent me a screenshot that said that only applied to loans under $500K. Pretty much done with them, especially Miguel A. Sucks I won't get a 2nd $2500 AMEX credit, but at this point, going from 3.875% -> 3.125% -> 2.625% within 2 months is a nice win.

Wow, nice! I went to 2.875 and then to 2.625 for 20yr. I guess I have to start over again, although LC doesn't operate where I live... its tempting to switch to 15yr now...
