Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

I was curious about exactly what "aggressive
refinancing" means- someone wrote it and I've never heard that term before. I've never thought about doing this because my first attempt with loancabin is still going on after three months and it's so annoying for me- I'm not good with waiting.. and waiting.. and waiting..

But wow awesome deal for you to do it over and over so many times. Thanks for the info, I don't think I have the stomach/patience for it 😊

After I applied to Loan Cabin, it took about 7 weeks for them to get me a loan estimate, so just keep calling and emailing until you get a response.

Closing disclosure did not work either but I talked to the processing assistant who advanced it to underwriting anyway. We'll see what happens Monday. Since the loan is so new, I do not have access to the servicing site for the new loan yet.

Seems like Interactive Mortgage is getting some good reviews, I reached out to them but to get 2.5% 30yr fixed no cost a couple months back I had to pay at least half a point which is $2K for me since my LTV is 74%. I'm sure they would have moved much faster than Loan Cabin though lol.

Hello all,

Figured I'd pass along an update on my refinance with Better, who beat two other Loan Estimates:

30 Year Fixed Conventional / 2.5% / $3,517 Lender Credit / Illinois

A - $0.0
B - $1,534.20
C - $0.00

D - $1,534.20 (of which $450.00 was appraisal)

Loan Amount: $355,473
Appraised Value: $380,000
LTV: 93.5%

Application/Pre-Approval: 10/09/2020
Conditional Approval: 10/13/2020
Appraisal: 10/14/2020
Closing: 11/01/2020

Loan Cabin did finally reply but their quote was less than half of the Better lender credit and they wouldn't' beat it and said it was impossible to close within 30 days.

All in all I'd recommend Better. Application to Closing was 23 days! Also, Better had the lowest Mortgage Insurance of anyone I received Loan Estimate's from, another savings!

Best way is to go via Nerd Wallet or Zillow for best publicly available rates. I also HIGHLY recommend getting 3 quotes and forwarding to Better to beat....they did in every one of my cases. Once they loaded the new pricing ALL of the rates on the rate sheet adjusted, so while they matched a 2.375% rate originally, the 2.5% became VERY attractive in terms of lender credit after the new pricing was loaded.

While Loan Cabin is low, they are way too slow to consider when Better can and does beat Loan Cabin in literally a fraction of the time. Each month that passes is another higher interest payment to your existing lender while waiting for your broker/lender to close you loan.

For me and what I've seen posted here, Loan Cabin is way too slow and lacks in communication timeliness across the board. You can and will do better and quicker, with Better or another aggressive lender. Just my $0.02.

Better declined my LC match request. I'm certain if they would have accepted I would have closed by now.

You can try calling the servicer for a payoff statement.

For me also Better declined to match LC, so I asked them whether they can counter offer for different rate. Which they did, good thing about better is you can see online all the other rates too change and I picked the one which gave me more credit which is not the one I actually asked for. Even though its $500 less than LC credit, I will be able to close faster and probably refinance again sooner. So ask for counter offer and see whether it works for you.
