Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

The best zero cost rate I can get from Better.com for 15Yr, 800+ score, and 300k refinancing is
2.500% / 2.537%. The one from LoanDepot was even higher. How did you guys get better offers?

Your loan amount is on the low side, but borderline for IM for example. 2.5% is high for a 15 fixed, whats the LTV?

Question for those we refi'd w/ IM: after the loan was funded/old one paid off how long did it take to get info from your new loan servicer? I think CMG buys almost all of their loans?

Better and LD do not typically give good offers out the gate. You need to start with LenderFi, IM (if in CA), Loan Cabin, etc. Then use Better and LD to price match.

I just locked in at 2.5% for a 30 year, 0 cost from rate rabbit. $520k, LTV about 66%. Not a ton of options in massachusetts

Was also offered 2.125 for 15 years

I just got a letter from fannie mae saying they bought my loan on 11/24. So for anyone interested, timeline with better was initial lock ~10/8, closed 11/7, funded 11/13, loan sold 11/24. Now to wait and see, then bug them about an amf refund...

I have a LE of 2.5% 30yr fixed no cost loan in WA state from loan depot. Better.com is also matching it by additional $600 credit. My friend (next door neighbor) is getting 2.375% from same 2 companies, no cost. His loan amount is higher, around 510k. Mine is 320k. Both mine and his home are worth around $750k. Any idea if I can get 2.375? Or should I go ahead with 2.5?

Update on my LC refi.

Received closing disclosures yesterday and scheduled to sign with notary Tuesday 12/15. I added up the day of lock thru 12/15 and it is 98 days total.

A little plot twist that I wasn't expecting. So my LC LO said a float was not available to me. Back in November I locked with LD due to the delays and not knowing when my LC refi may close. Got a pretty good deal from LD considering its a cash out and obtained this deal by having them match my LC LE.

After float down denial, I asked them if possible to match LD LE even tho I was in the late stages of my refi (cleared to close by underwriting at the time). It was a long shot but figured why not ask.

End of the day my LC LO matched LD offer and beat it by $100. She had to get management to approve so I am guessing it doesn't happen often.

Thanks for posting this. I will try the same with LC when I get to receiving the initial closure. I locked with IM today and see if LC can beat this rate.

Good Morning,

Here's my update with Loan Cabin.

The investor noted the rates were higher today so a float down would not be to my advantage which sort of sucks so I'll be staying at 2.49%. They fixed the credits on the Closing Disclosure to $3,162 supposedly in the email trail. I have not received the official closing disclosure forms yet...

If I could have closed 2 to 3 weeks earlier I probably could have gotten 2.375% but that was LC's fault for being so slow...

Yes. Don't go by the online rates. Actual quote should be around 0.25% better.
