Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Just saw another hard credit inquiry from LC today. Did anyone else who is about to close with LC get a hard inquiry right before final approval?

Typically lenders will do a soft inquiry to check for any variances between the initial inquiry and final approval. Maybe my refinance has taken so long that a soft inquiry was no longer an option?

I have a 15yr fixed quote *with* closing costs but a lower interest rate that I want Better to beat. Since Better doesnt have any closing costs, do they usually match the interest rate and remove closing costs?

Hmmm that is odd, I did not get another hard credit inquiry and I am closing on 12/14.

I'm closing after signing initial disclosures on 08/21/2020.

I signed the closing disclosures, looks like I'm getting $1,359.40 refunded after closing. The CD noted the disbursement date is 12/18, I'm assuming disbursement date is the funding date?

I also made my payment to current lender to avoid any late penalties so I should be getting a refund on that as well...just not sure how much.

I did the same paying December payment just to be safe and LC said funding date is 12/17 for me.

I am confused on the whole refund thing tho. So Dec 1st payment I made is for November's interest (paid in arrears) and December's principle is that correct? My CD has prepaid interest 12/17/20-1/1/21 covering January's payment which I will skip.

So that means I won't be getting a refund for my December payment correct?

Yeah my prepaid interest is 12/18/20 to 01/01/21 on my CD.

I would imagine we would get a refund because the payoff amount from new lender to old lender would not be accurate right? Since the CD doesn't take into account the December mortgage payment to old lender.

I haven't seen my payoff statement to my current lender, I'll request one after I close with LC just to make sure things add up...they shouldn't be holding onto any excess money. My current balance with existing lender is a little bit over $411K based on what I see in their portal, the payoff to them is $413,901.64

Ahhh I see what your saying.

My payoff statement I checked seemed to included my December payment or at least I think it did. They sent out a revised one to LC once I made my Dec payment and that payoff $ figure matched my CD.

But if I get any refund I'll take it! Lol

126 days into my loan cabin refinance I may finally be getting close to the end. I emailed my LO 2 days ago and asked if they were still waiting on my title package from the title company. His response was "I show they sent the title package and your file is out of underwriting. My processing team will be reaching out to you to gather the last items needed for closing.".

I asked him if we were close enough to closing to request a float down and he didn't respond. And of course I haven't heard a peep from his "processing team".

Does anyone else know how long it's taking LC to close after leaving underwriting?

simple answer is no unless your closing costs are a couple of hundred. typically a lender will have various products, pay more closing costs get a lower interest rate, pay no closing costs get a higher rate

10/7 lock to Better
10/16 Appraisal done (Better pushed it early on 10/9, but I reschedule it)
11/18 Get the initial CD, and agree to close on 11/25
11/25 Closing canceled 1 hour before the scheduled time unexpectedly due to title company delay, rescheduled to 12/02
11/30 Better provides $500 credit for the delay
12/02 closed successfully
12/08 loan is funded

It takes about 60 days to finish the process. I also have an offer from LC. Its rate is competitive but they are just slow. Better is efficient in communication. Overall the process is smooth. I got 15yr 2.25% with $1.9k credit (including the $500 delay compensation). That makes the net cost ~$300. I have to pay $550 in advance to secure the offer but Better refunds $100 later to lower the cost. My new lender servicer will be Money Source. Has anyone work with them and how is the experience ?

Better doesn't charge an origination fee, but there are still closing costs such as title, appraisal, etc.. What I think better does is look at your credits - item D from your LE and match or beat that from your other LE. I saw them match mine in a few stages as the LE kept getting updated. First they changed the rate but added points that the new rate would have cost from my original rate sheet. Then they came in and wiped out the points and changed the credit to beat the competitor's (credits - D).

They have an easy to use website. But your loan will likely be sold in a few days and you might get assigned a new servicer before your first payment is due.
