Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

I only received initial CD so far. I reached out to Radian and they received it from LC and made a few adjustments and sent back to LC for final approval. I was hoping to get final CD today but looking like Monday. Hopefully will have notary scheduled for Tuesday 12/15 🤞🤞

I had Radian send me the changes that were made:

-Title costs dropped from $985 to $900
-Recording fees dropped from $397 to $145
-Payoff amount to old lender increased by $188 (they added 7 days of additional interest due to old lender)

Other than that no major changes to numbers.

It's not just the principal and fees; Loan Care will also keep whatever interest has accrued between Dec 1 and the funding date. But the rest should come back to you via check.

Please let us know if this ends up being essentially a cash-out refinance. I suspect that the difference is the original loan amount before the 100 day waiting to now right?

The refinance was a "no cash out", just lowering my interest rate. When i locked with LC back in August i noted i owed 414K since that was true 4 months ago, i would have thought they would have reduced the loan amount to maybe 412Kish since 4 months have gone by but they didn't. I think this is just a case of LC overshooting the payoff... ill update you guys when i get more information next week.

Yes rates have gone done. Now we are at the same lows of late July. I locked 1hr before close today with Bob at LC for my 2nd refinance. 2.5% 2.3k credit for 700k, 73% LTV. First refinance closed in Oct with LD for 2.625% with 1.9k credit.

My D+E minus lender credit is coming out to be ~$300.
[LD 2.5%; 30 years ($360k loan, ~73% LTV) (760+ score); possible closing next week]
Its possible that I might get a better deal if I reapply (LD needs latest competing LE to adjust anything), but not sure if its all worth it. Ermm

What I think is that Better was not setup to look at how the back to back refinances were affecting their world or did not have the right tools to look at this and even then I think the frequency was not that short in the past. Come June-Sept that frequency accelerated and that's the time-frame that they started scrutinizing it towards the end. I also think that the AMF fee might have played a role.



Better can tell you that you cannot refinance if that's their policy but they cant after they take your full application and run credit and what not so they have to have the denial check upfront.


As for the appraisal goes; you shouldn't have to keep getting one. If your property was already appraised then you should be able to get a waiver? Whatever the reason is that you still need one; your lender cannot "use" prior appraisal if a new one is needed and a new one will need to be ordered and subsequently paid.

For those who have done back to backs with Better and liked their first team (LO, underwriting, closing), have anyone tried to use the same team for the 2nd refi? Or is this not possible if your first refi was less than 6 months ago?

Yes locked with LC for 2.5, currently with LD at 2.625.

I don't have the LC LE for the lock on Friday. Estimating based on LC LEs posted in wiki I get D+E minus lender credit = 1270 + 172 - 2250 = -808
Going to shop for title. I think Radian is around 200 less.

For first refinance that was with LD at 2.625 closed in Oct final cost 2600 + 172 - 4100 = -1328. They gave me $500 more credit at the end due to signing cancelled once at last minute because of documentation issues

Had a surprise email from Radian this morning saying closing was scheduled for TODAY at noon. Problem is we were scheduling for Tuesday per my LC LO. My wife is working all weekend and not home as it is.

Was able to get a hold of the Notary via phone and we scheduled for Monday 12/14. I haven't gotten the final CD as some changes were made to the CD that LC had to approve.

I emailed all my LC/Radian contacts to try and get the final closing docs to review but I believe they are all off on weekends. Hopefully I will get them 1st thing monday morning before our signing with Notary.

Not stupid. Has title been ordered and cleared? If not, email radian for a quote with lender, loan info, address and let your lender know you would like to use them, assuming they work with them.
