Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Great point!! Appreciate the pointers Presto. Lenderfi just offered me 2.625% with no closing costs. Said if my LTV 76.4% was lowered I could have gotten 2.5%. I told them to lock. Debated if I should pay the points to get it down to 2.5% but regardless this is decent.

Did they tell you how much lower your LTV needs to be to get to 2.5%? If it's not that much lower (e.g. 75% LTV) then it is probably worth bringing cash to closing in order to lower the LTV and get the 2.5% rate. Assuming you have the cash available or can free some up. This would be much better than paying points, because the money would go toward your home equity rather than paying the lender.

I hear you about Better and LD. Lenders can be hit or miss depending on who your LO is. I had a bad experience with the first LD LO who contacted me, but then I found someone who was responsive, nice, and aggressive about beating other deals. So you may want to give LD another try, though it sounds like you may have success with IM or Owning.

Locked with better 2.875 with 900 closing credit. Paid the $550 for appraisal so hope they don't play games refunding.

Locked with lenderfi 2.625 no closing costs. Going to ask if better will beat their rate

Loan Cabin just sent the LE with 2.5% no closing costs ... seems like many have said it takes a long time to close. Is there any reason not to pursue Loan Cabin for an extra $25 per month savings? I just asked Lenderfi if they would match it ... they seem like great people over there, so hope so.

If my timeline is anything to go by, you won't close with Loan Cabin until late March/early April 2021...

Spoke to Bob and got scheduled for initial closing discussion next week. He said we will get the closing date on that call and any float down option if avalable.
I told him about local lender's rate (lower rate...no fees/cost with no credit) and if LC (.25 higher rate with some credit to cover prepaids) can beat it.

LC people who are about to close or just closed - Any tips for me to get LC to beat the rate with the same lender credit?

Thanks Peter. They were honest and told me 60 to 90 days, which would line up with what you experienced. Low risk it would somehow fall through completely though right?

I had LC beat my LD offer right after they emailed me that I was cleared to close but before initial CD was sent to me for review. Not sure timing wise if it would have worked still if I sent it while in underwriting still.

I think after being cleared to close we were so close to the finish line maybe they didn't want to lose a customer?

What did Bob say...he could match local lender deal? I'm curious if its LO specific. My LC LO didn't hesitate or give me push back, she said she would be glad to present LD LE to management to try for a match. At the end she called it an "exception approval".
