Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.
Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.
Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.
This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).
You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)
You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).
Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.
If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Here is a photo of my loan estimate from Loan Cabin, my lender credits should be closer to 3K based on my initial conversations with Bob so i'm following up with him on that.
I do see title insurance in my estimate. I reached out to Owning but I didn't quality for the no cost refinance option since my LTV was 73%, it has to be 50% or lower when I spoke to them. |

If the rate, credits, and fees are truly identical between all of those then I would not use Loan Cabin as they take like 100 days or more to close (I'm on day 132 right now).
LenderFI will probably close the quickest and smoothest, only downside with them is they will make you repay the lender credit if you refinance again within 6 months. If that's an issue for you then use Loan Depot. If you're happy with not refinancing again within 6 months I would use LenderFI.
Also I think the LO your assigned to is huge with LC. The lady I worked with (not Samatha) was great and always responded timely. She was so good about responding to emails that I never once spoke to her on the phone lol.
She said for any new people who just applied to have them reach out to her directly and she can pull your app to her que. Don't take this as you will fly by in the refi, mine took 100 days but the communication was very good and in the end she help match my LD offer late in my refi after a float down was off the table. I've heard LC rarely offers rate matches so glad I was able to get it.

Lock day to notary signing = 98 days/14 weeks exactly.
Lock day to funding will be 104 days.
Our refi back in Dec 2019 the notary had a tablet with
e-signing. Super smooth. This guy had a stack of papers with pen, took a while but wasn't too bad. Guess that is why Radian is so much cheaper for title services? Lol jk

I started with LC back in Oct but after a month realized how long they are going to take so switched over to Better. Better is taking close within 6 weeks.
Also I think the LO your assigned to is huge with LC. The lady I worked with (not Samatha) was great and always responded timely. She was so good about responding to emails that I never once spoke to her on the phone lol.
She said for any new people who just applied to have them reach out to her directly and she can pull your app to her que. LOL, my refinance with LD had almost 3 full pages of inquiries as they pulled back a couple months which was the beginning of the whole back to back to back process I started. It was confusing to see who the heck pulled credit but luckily the 2 Better refinances were clear enough to indicate.
Was worried a bit but the explanations were fine that I did not establish credit except for the Better refinances.

As I have indicated before that they are not including the "ClawBack" document in most of their refinances as of recent and so you should see if anyone will confirm this on the forum instead of the speculation.
That said the 6 month rule is at best a scare tactic and not going to holdup in court as your loan has "no pre-payment" penalty as indicated in the LE. They cant have it both ways and so I think this is just that, scare tactic. Not a lawyer but think about and take your own risk.

Quoting you again that I just spoke to a user last week who was able to get LC to match a LD offer and actually got a better credit to close the loan with LC (might have been JC) so just saying that they do PM.

Also, I am surprised that LC offered you the same deal as LenderFi. Usually they have better pricing. When you say they offered 2.5% at no cost, are you sure it's not "better than no cost" with a net credit back to you?
Locked with better 2.875 with 900 closing credit. Paid the $550 for appraisal so hope they don't play games refunding.
Locked with lenderfi 2.625 no closing costs. Going to ask if better will beat their rate

LD charges $20 to lock, and it's non refundable. If I recall correctly, you may be able to get an LE without locking. They pull credit at the time of application.
Better charges $550, which is the appraisal fee, but this is refunded if no appraisal is done. Locking is not required to get an LE. They pull your credit after you lock.
