Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.
Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.
Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.
This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).
You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)
You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).
Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.
If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Here is a photo of my loan estimate from Loan Cabin, my lender credits should be closer to 3K based on my initial conversations with Bob so i'm following up with him on that.
I do see title insurance in my estimate. I reached out to Owning but I didn't quality for the no cost refinance option since my LTV was 73%, it has to be 50% or lower when I spoke to them. |

Also, I am surprised that LC offered you the same deal as LenderFi. Usually they have better pricing. When you say they offered 2.5% at no cost, are you sure it's not "better than no cost" with a net credit back to you?
If other lenders offered an appraisal waiver, then they must have used the $999,999 trick. It is pretty standard but sometimes LOs forget to try it or don't realize that they should.
Rate lock was extended 4 times. After signing, they come back with more document request to proof business is still running.
I have an incompetent loan processor who keep coming back for same and additional documents request from underwriter. A good loan processor should have known what documents needed before hand.
Self-employed and having rental properties might take into play as well, but overall, do not recommend LD if your situation is not simple W2 income.
I have 2.125% 15 yrs with earning roughly $1900 lender credit back after reducing A+B+C. Good rate but the waiting was stressful.
Now, LC is already giving me an even better rate and given my loan size, the savings are decent. How soon can I refi without screwing the broker's compensation? And if that's not a factor, is it recommended to a follow up refi this soon?

I had applied with LC in the past and worked with Samantha but withdrew my application because they were taking a long time? I have refinanced since then with a different company and the rates are lower now so I want to start the process again with LC as I'm not in a hurry for this 2nd refinance.

As noted; ask your broker and tell him that you have a mortgage offer that is better than what you are locked with and what he/she can do for you to improve his offer.
You are still in the 3 days rescission period and can withdraw your app and go with LC but that's a lot more work and wasted effort on your and his/her side.
Again, none of what I noted is "Illegal", including your ability to refinance soon after you close with the lender. If you have a better offer you have a better offer and should always give you lender a chance to try to better their offer. The flip risk is that LC will take a few more months to close if you aren't close enough in the line and/or any other new underwriting risks that might showup.
Lastly, if you do refinance away before the 6 month the LO might not want to work with you in the future but cant really go after you IMHO.

I just completed a refi with net credit of $16k. In the process I increased my interest rate to 3.125%.
It is very tempting to now refi again. The second half of my property taxes is due early next year, so I could theoretically do another refi now and target net credits of $9-10k using those property taxes as a prepaid expense. I think I could get that type of credit with an interest rate of 2.75% without too much effort.
However, I don't think that is the right thing to do, as I believe lenders deserve to be compensated for the services they are providing, especially the one who got me a great deal just now. So I intend to wait 6 months. But it is very hard not to move forward when I could make $9k and reduce my interest rate by over 0.375% at the same time!
EDIT: Actually it may not be possible for me to get the types of lender credits I suggested. The only lenders I'm aware of that go that high are LD and LC. I just refi'd with LD, so they wouldn't do another one yet. And LC had indicated an unwillingness to go that high even though it was on the rate sheet. Next best is probably Better with their max $5k lender credit.

i found the info after reading through the post from September back to August lol
