Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

I have two options, not sure which one to choose. Any recommendation?

2.375 % -> I have to pay $2500 in costs back, LO said they can try reducing it to $500.
2.5% --> I will get back $3500 in credits.

I plan to live in the house for few years. Is going with 2.375% better? Or go with 2.5% and wait for rates to go down and refinance again?

I'd go with the 2.5%. It will probably be 5+ years to get your savings, even more if you consider you're giving up $3500 right now.

I would go with 2.5%. $3500 in your pocket (or applied to prepaids or escrow or principal balance) upfront is very nice. You can calculate how long you would need to hold the mortgage in order for 2.375% to be worth it. Usually the breakeven is around 3 or 4 years. If you sell the house or refi again before that, then the higher interest rate will have worked out better.

Difference in principal + interest is only ~$50 for the rates, so it will take 6-7 years to recoup it. I will take 2.5%, this way I can apply the credit to principal balance. Thank you for the reply.

Where are LD's rates? Do they not post them up front -- somewhere on the site....because I can't see them. This page [loandepot.com], for example, seems to be the place for 30 year rates -- but there are none on the page.

thanks for the insight with Owning, I reached out to Interactive Mortgage but the 2.5% no closing cost required 70% LTV, I would need to bring money to the table to get it. I was also offered same as Owning 2.625% no closing cost. close in 30-45days.

In case it helps someone here, Interactive Mortgage does accept loans under $350k (the min is actually $300k) if they meet rest of criteria. It is just that the application page has not yet been updated.

You are forgetting that the lower rate requires you to pay $2500 out of pocket so going with the 2.5% rate is technically a net swing of $6000 of your money TODAY.


So keep that in mind when calculating a breakeven! Also, at the rates that we have right now another way to look at this is to invest your $6000 and if you make more than 0.125% (Difference of the 2 rates) you will make money on your money.


I don't get into this often but remember there is such a thing as a "Good Debt" and your home being a collateral that is very very hard to lose plus borrowing money at 2.5% are phenomenal options to borrow and play with those funds with very nominal risks. Also, this comes to discipline and your personal situation but many a times people forget these angles so just listing it out here again.

I spoke with the LO and she is able to do 2.375% with zero costs. So net money is around $3500.

Other stuff you mentioned also makes sense, and I am leaning towards taking 2.5% rate option.
